A whole-home remodel at this level is not a refresh. It is a house taken back to its structure and rebuilt inside its own walls: partitions removed, ceilings opened, mechanical systems replaced end to end, every opening reglazed, and a floor plan redrawn around how the family actually lives. The owners who commission this work are rarely first-time renovators. They love the street, the lot or the water view, and they have decided that the shortest path to the house they want runs through the one already standing rather than through demolition and three years of ground-up construction.
Miami-Dade and Broward together form the High-Velocity Hurricane Zone, and the code here follows the weather. Windows, doors, roofing and shutters carry Miami-Dade Notices of Acceptance, and a statewide Florida Product Approval counts inside the zone only if it was evaluated for the HVHZ. Close to the ocean the code also gets specific about corrosion resistance in fasteners and connectors, and chlorides work steadily into concrete until reinforcing steel rusts and pushes the surface off. Then there is water from below. In a flood zone, a remodel that reaches half the building's value stops being a remodel and becomes a compliance project.
There is no single permit office for this market. Miami-Dade has thirty-four municipalities and Broward thirty-one, each running its own building department, with the counties permitting the unincorporated areas. Each county layers its own amendments over the Florida Building Code through a Board of Rules and Appeals, the body that certifies the inspectors you will eventually meet, and Miami-Dade's Product Control section writes the approvals both counties rely on. Add a condominium board or an architectural review committee and three approvals sit in a row. We price against a fixed written scope before demolition, sequence the job around those reviews, keep a supervisor on site every working day, pass the inspections in order, and close the permit at the end.
The range is the point. We remodel Merrick-era Mediterraneans in Coral Gables, postwar houses in Miami Shores and Ponce-Davis, oceanfront apartments in Bal Harbour and Sunny Isles Beach, and prewar houses on the Venetian Islands and in Coconut Grove. North of the county line the work turns to the Fort Lauderdale waterfront, through Las Olas Isles, Harbor Beach, Rio Vista and Coral Ridge, then Lighthouse Point, Hillsboro Beach and Hollywood Lakes, and finally the western estate areas of Parkland, Southwest Ranches, Plantation Acres and Weston. Every house is different, but a full gut in this market is assembled from the same six pieces. All six get priced and written down before anyone swings a hammer.
Structure and layout changes
Removing bearing walls, widening openings and setting steel or engineered beams, with calculations signed and sealed by an engineer and carried intact through plan review.
Electrical, plumbing and HVAC
New service and panel, a full rewire, supply and drain lines replaced, and a right-sized air conditioning design with duct runs drawn for the house you are about to have.
Impact windows and doors
Glazing and entry systems carrying Miami-Dade Notices of Acceptance for the High-Velocity Hurricane Zone, detailed at the opening so the wall behind them stays dry.
Envelope and coastal detailing
Roof, stucco, waterproofing and corrosion-resistant fasteners and connectors where the code requires them near saltwater, plus concrete repair when spalling turns up behind a finish.
Kitchens, baths and millwork
Both wet trades folded into the larger job, so plumbing, waterproofing, stone and cabinetry are sequenced once rather than repeated later under a permit of their own.
Approvals, inspections and closeout
Association and design-review packages, permit applications, inspection scheduling and the final certificate, so the permit closes properly instead of aging open on your property record.
