Old house, new everything behind it.

Home Remodeling in Hollywood Lakes
Building inside Joseph Young's grid.
Hollywood Lakes is the part of Joseph Wesley Young's 1920s plan you can still read on the ground: two dredged lakes flanking Hollywood Boulevard, president-named streets running east to the Intracoastal, and Mediterranean Revival houses with barrel tile and arched porches sitting a block from postwar ranches. Owners along North Lake Drive, Harrison Street and Madison Street rarely knock these down. They gut them instead, opening compartmented front rooms, replacing every mechanical system in the building, and swapping jalousies for impact glass, all without changing what the street looks like from the sidewalk.
The permit comes from the City of Hollywood's Building Division inside Development Services, not from the county. Behind that sits the Broward County Board of Rules and Appeals, which hears appeals of building and fire code officials' decisions, issues formal interpretations of disputed code sections, and backs Broward's own administrative chapter of the Florida Building Code. Most of the neighborhood sits inside the Lakes Area Historic Multiple Resource Listing District or the Hollywood Lakes Historic District, so exterior work on a covered property needs a Certificate of Appropriateness from the Historic Preservation Board. Broward sits in the High-Velocity Hurricane Zone, so windows, doors and roofing need HVHZ approvals.
This is our twentieth-plus year building in South Florida, with over 150 remodels and additions delivered and every one permitted and inspected. On these blocks that means a fixed written scope signed before the first wall comes down, a supervisor on site each working day, original terrazzo and millwork protected before demolition rather than apologized for afterward, and a job site that leaves a narrow lakefront street passable for your neighbors. One licensed team carries the work from estimate through final inspection and warranty.

What's included
Inside a Lakes gut renovation.
Nothing gets demolished before the scope is written down. Here is the work a Hollywood Lakes whole-house project usually covers, roughly in the order it happens.
Opening the 1920s plan
Taking out partitions between front rooms, dining rooms and the old kitchen wing, with sealed calculations and steel or engineered beams where original framing needs help.
New service, new mechanicals
Upgraded electrical service and panels, replacement supply and drain lines, and right-sized duct and equipment instead of systems designed around window units.
Impact glass in arched openings
Windows and doors carrying High-Velocity Hurricane Zone product approvals, chosen in profiles that suit an arched Mediterranean opening rather than flattening it.
Roof, tie-beam and truss repair
The structural work found once ceilings open: tired tie-beams, rotted framing and decking brought up to current attachment requirements while access is still free.
Finishes in the right order
Millwork, stone, tile and paint sequenced so trades are not working on top of each other, and so the punch list is short rather than legendary.
