Fort Lauderdale's high-end housing stock arrived in three waves, and a whole-home remodel here depends on which one you own. The 1920s and 1930s cottages and Mediterranean houses of Victoria Park, Colee Hammock and Rio Vista were built before air conditioning and sized for smaller lives. The mid-century ranches that filled Coral Ridge, Poinsettia Heights and Lake Ridge came with carports and dark galley kitchens. Broward also runs its own code administration layer: the county's Board of Rules and Appeals administers the Florida Building Code across Broward, publishes the county amendments, certifies building officials and inspectors, and hears code appeals and formal interpretations. Broward sits inside the High-Velocity Hurricane Zone, so every impact window, door and roof assembly needs HVHZ product approval. Houses in the Sailboat Bend historic district need a Certificate of Appropriateness before exterior work.
