Coral Ridge runs from Sunrise Boulevard north to Oakland Park Boulevard, between the Middle River and the Intracoastal, and Bayview Drive splits it down the middle. East of Bayview the houses sit on canals with private dockage and open water beyond; west of it they back onto the Middle River behind the Sunrise Boulevard fixed bridge. Most went up in the 1950s and 60s, when Coral Ridge Properties sold low-slung block ranches with terrazzo floors, jalousie windows and a Florida room bolted on the back. Who actually issues my building permit in Coral Ridge?
Fort Lauderdale issues it. Development Services takes the application, Building Services reviews the plans and sends the inspectors. Behind them stands Broward County's Board of Rules and Appeals, the body that certifies those officials and keeps the county's Florida Building Code amendments current. In practice you deal with one city counter while the county shapes part of what that counter enforces. Filing, tracking, and inspection scheduling are ours, not yours.
Is it worth gutting a 1950s ranch instead of building new?
Usually, on these lots. A teardown restarts every zoning conversation, including setbacks and lot coverage that a 1956 house was allowed to ignore, and on a canal lot it can pull the seawall and flood elevation into the project. A deep remodel keeps the existing footprint and the mature landscaping while replacing structure, systems, and glass. We run that comparison honestly before you commit, and we will say so when new construction is the better answer.
Does the FEMA 50 percent rule apply to my canal-front house?
Possibly, and the time to find out is before design. Federal substantial-improvement rules weigh the cost of the work against the market value of the structure alone; pass that threshold in a mapped flood zone and the entire building has to satisfy current flood-elevation requirements. A good share of waterfront Coral Ridge sits in those zones. Since the answer changes where the money should go, we run it in week one rather than at permit submittal.
Do I need association approval in Bay Colony or Sunrise Intracoastal?
Assume anything visible gets reviewed. Bay Colony, north of Commercial Boulevard, is guard-gated with a protective homeowners association, and Sunrise Intracoastal, south of Sunrise Boulevard, is a gated association of a few hundred homes. Expect elevations, materials and roof color to be looked at, sometimes construction hours and staging too. That review runs alongside city permitting rather than replacing it, so plan for two approvals on separate clocks. We prepare the association package and give the gatehouse a crew list, because nothing stalls a Monday like an unbadged truck.
What should I budget for a whole-house remodel here?
Honestly, it depends on whether you are refreshing or rebuilding. New HVHZ glass throughout, new service and drains, and structural work all consume budget before anyone picks a tile, and selections then swing the total as hard as square footage does. We put it in writing with named allowances, so the contract price is the price you pay. PGX is a high-end builder and rarely the lowest of three bids.
