What Bayview Drive tells you.
Coral Ridge runs from Sunrise Boulevard north to Oakland Park Boulevard, between the Middle River and the Intracoastal, and Bayview Drive splits it down the middle. East of Bayview the houses sit on canals with private dockage and open water beyond; west of it they back onto the Middle River behind the Sunrise Boulevard fixed bridge. Most went up in the 1950s and 60s, when Coral Ridge Properties sold low-slung block ranches with terrazzo floors, jalousie windows and a Florida room bolted on the back. The same stock continues north into Coral Ridge Country Club Estates. Owners rarely tear these down now. They gut them.
Permits come from the City of Fort Lauderdale's Development Services Department, filed online and reviewed by Building Services. Sitting above the city is the county's own code layer. The Broward County Board of Rules and Appeals keeps the Florida Building Code's Broward amendments, certifies the officials and inspectors assigned to your job, and settles code disputes. Being in the High-Velocity Hurricane Zone means glass, doors, and roof assemblies carry HVHZ approvals. Fort Lauderdale has no citywide architects' board for single-family homes outside its historic districts, though the gated enclaves nearby run their own association reviews on top of the city's.
PGX Builders Group brings 20-plus years of South Florida construction and 150-plus completed remodels and additions, each one permitted and inspected. On a Coral Ridge whole-home job the written scope is settled before demolition begins, a supervisor is present every working day, and terrazzo, dock, and landscaping stay shielded while the trades move through. One team owns the project from estimate through warranty. We also keep the site quiet, because in a neighborhood this tight the person you annoy is the one you meet at the club on Saturday.

What's included
Inside a full Coral Ridge gut.
Whole-home work gets priced off a written scope, never a hunch. The list below covers what a Coral Ridge gut renovation almost always contains.
Structural openings, engineered
Removing the block partitions that chopped 1950s ranches into small rooms, with engineered beams, sealed calculations, and a permit set that survives review.
The systems nobody photographs
New panel and service, PVC replacing cast iron drains, fresh supply lines, and ductwork resized for a house that finally has sealed windows.
HVHZ glass all around
Impact windows and sliders carrying High-Velocity Hurricane Zone approvals, installed with the anchoring and buck details Broward inspectors actually check.
Roof and ceiling rework
Coordinating re-roof, insulation, and flat-to-vaulted ceiling changes so the low mid-century profile gains height inside without losing its lines outside.
Finishes worth the address
Custom millwork, stone, and floors selected once and installed by trades who handle them daily, sequenced so nothing gets walked on twice.
