Victoria Park was platted in 1925 and filled in over the next three decades, which is why one block can hold a Mission-style cottage, a Craftsman bungalow, a small Mediterranean Revival and a low-slung mid-century ranch. The lots are modest, the streets curve, and the oak canopy is the reason people pay what they pay. Almost nobody scrapes these houses. Instead they gut them: the front elevation stays, the interior walls come out, the ceilings open up, and a 1938 floor plan finally gets a great room, real closets and a primary suite.

Plan review and permitting sit with the City of Fort Lauderdale Development Services Department, filed online in LauderBuild. Behind the city sits the county: the Broward County Board of Rules and Appeals, which administers the county's amendments to the Florida Building Code, certifies building officials and inspectors, and issues formal code interpretations. Broward is also inside the High-Velocity Hurricane Zone, so every impact window, door and roofing assembly needs HVHZ product approval. Victoria Park is not one of the city's three historic districts, but an individually designated landmark still needs a Certificate of Appropriateness from the Historic Preservation Board.
