The kitchens in Victoria Park's older houses are almost all in the wrong place. A 1930s cottage off North Victoria Park Road put the kitchen at the back corner, behind a swinging door, with a window over the sink and barely room for two people. The mid-century ranches nearer Holiday Park did better and still landed a galley. So the real kitchen remodeling project on these blocks is spatial: swallow the breakfast nook or the old service porch, take down the wall to the dining room, and put an island where the pantry stood.

Kitchen permits go through Fort Lauderdale Building Services, filed in LauderBuild, with separate plumbing, electrical and mechanical inspections carried out by inspectors certified under the Broward County Board of Rules and Appeals. Two Victoria Park realities show up early. Many of these houses still carry undersized electrical service that will not run an induction range, a wall oven and a wine unit at once. And the city has been replacing the neighborhood's original two-inch water mains with six- and eight-inch mains, which is worth knowing before you blame a new faucet for weak pressure.

We order cabinetry before demolition and template stone after the boxes are set, which sounds obvious until you have lived through the reverse. Your kitchen gets a fixed written scope, a supervisor here every working day, and dust walls that keep drywall grit out of the rest of a house you already finished. Do I need a permit to remodel a kitchen in Fort Lauderdale?
For a real kitchen, yes. Moving plumbing, adding circuits, changing venting or touching structure all require permits filed through LauderBuild, plus inspections at rough and final. Painting and swapping a dishwasher into existing hookups do not. Unpermitted kitchen work in Victoria Park has a habit of surfacing at closing, when a buyer's inspector counts outlets that never appeared on a card. Legalizing after the fact costs more and looks worse.
Can I get gas for a range in Victoria Park?
Not everywhere, so check before you fall in love with a particular range. Natural gas service is not universal across these blocks, and we confirm what is actually at the property line rather than assuming. Where a main is not available, a permitted propane tank is often the practical route, and plenty of clients simply move to induction and never look back. Either path needs its own permit and its own inspection.
Will my old house handle a modern appliance package?
Often not without help. Houses built here in the thirties and forties were wired for a refrigerator, a light and a radio, and many still run service that predates central air. Before we specify anything we do a load calculation, look at the panel, and price the service upgrade honestly inside the same permit set. It is not glamorous, but it is the difference between a kitchen that works and one that trips.
How long will we be without a kitchen?
Plan on a couple of months of site work for a straightforward layout, longer when a wall comes out or the plan changes rooms. Custom cabinetry is the pacing item and is ordered months ahead so your house is not sitting open waiting on a delivery truck. We usually build a temporary kitchen somewhere sane, often the dining room or garage, and we tell you the honest date rather than the hopeful one.
What does a high-end kitchen cost around here?
Your selections drive it more than the room's size does. Cabinetry, stone and appliances set the range, and a Victoria Park kitchen that also needs a structural opening, a service upgrade and relocated plumbing carries serious construction cost under the pretty part. We price against a written specification so you are comparing like for like. We are a high-end builder, not the lowest of three bids, and we would rather be clear about that at the walk-through.
