In Fort Lauderdale the kitchen is usually the room fighting the view. Mid-century ranches in Coral Ridge and Poinsettia Heights put the kitchen at the back of the house behind a wall, facing the canal through one window over the sink. Straight answers.

Is a permit really necessary just to redo a kitchen?
For anything past paint and swapped appliances, yes. Moving plumbing, adding circuits, running gas, changing venting or removing a wall all require permits through Fort Lauderdale Building Services with inspections along the way. Unpermitted kitchen work tends to surface during a sale or an insurance inspection, and permitting it after the fact costs far more than doing it correctly the first time. We file, schedule and close out the permit as part of the contract.
Can that back wall come out in a 1950s block ranch?
Usually, with engineering. Most Coral Ridge and Lake Ridge era houses are concrete block with a tie-beam carrying the roof, so removing a section means a properly sized beam and columns designed and sealed by a Florida engineer, then inspected before it is concealed. Occasionally the answer is a wide cased opening instead of a full removal, because that is what the structure honestly supports. We get the engineer involved before you fall in love with a rendering.
We are in a condo on the Intracoastal. What is different?
The building becomes a second authority. Expect association architectural approval, a contractor certificate of insurance naming the association, defined work hours, service elevator reservations and protection requirements for common corridors. Wet-over-dry restrictions can limit moving plumbing. Buildings in the milestone inspection cycle sometimes restrict work touching structure. We handle the association package alongside the city permit so both approvals move at once rather than in sequence.
How long before we can cook in it again?
Custom cabinetry is the honest schedule driver, and quality packages take months to fabricate. We order early and hold demolition until delivery is realistic, so your house is not open while you wait on a truck. On-site construction typically runs a couple of months for a straightforward kitchen and longer when a structural opening, a service upgrade or condo elevator logistics are involved. You get a written schedule with the estimate.
What drives the price of a high-end kitchen here?
Three things, in order: cabinetry, stone and appliances. After that, structural work and any electrical service upgrade the house needs. Two kitchens with identical footprints can differ enormously based on selections alone, which is why a per-square-foot quote tells you almost nothing. We scope from a real specification and give a fixed written number. If the deciding factor is the lowest bid, we will tell you that early and part on good terms.
