The Coral Ridge kitchen was built as a back room. Coral Ridge Properties laid out these houses in the 1950s and 60s with a compact galley behind a block wall, a pass-through to the dining room if you were lucky, and a Florida room where the party actually happened. Sixty years on, the party is in the kitchen. So the work here is nearly always subtractive first: take the wall down, absorb the old utility room or breakfast nook, and give the island the space the original plan never allowed.

Kitchen permits go through Fort Lauderdale's Building Services division, and a real kitchen pulls building, electrical, plumbing, and mechanical trades into one package. Two Coral Ridge realities drive the scope. Those interior walls are usually concrete block, so an opening means an engineered beam, sealed calculations, and a structural inspection rather than a Saturday with a sledgehammer. And mid-century service was never sized for induction, a wine column, and a double oven, so a panel upgrade rides along. Add a window over the sink and you are also buying an HVHZ-approved unit.

Can that wall between my kitchen and living room come out?
Almost always, but not for free. In these block-built houses the wall may be carrying roof load, so a structural engineer sizes a beam and columns, the drawings get sealed, and Fort Lauderdale inspects the steel before it disappears into the ceiling. Budget for the engineering and the permit as line items, not afterthoughts. The payoff is the sightline from the front door through to the canal, which is the whole reason people buy here.
How long am I cooking on a hot plate?
Plan on months, not weeks, and most of that waiting happens before demolition. Custom cabinetry runs a long lead time, appliance packages can run longer, and we would rather your kitchen work while the shop builds. Once we start, a full kitchen with structural work and relocated plumbing typically runs a couple of months on site. We set up a temporary kitchen somewhere sensible and give you a written schedule with dates on it.
Is a permit really needed if nothing moves?
A true like-for-like swap in the same locations is limited work. But the moment plumbing shifts, circuits get added, a hood vents outside, or a wall opens, Fort Lauderdale wants a permit and inspections, and kitchens rarely stay inside that narrow lane. Unpermitted work has a habit of surfacing during a Coral Ridge closing, when a buyer's attorney finds a kitchen the city has no record of. Fixing it then costs multiples.
Will a modern kitchen look wrong in a mid-century ranch?
Not if the proportions are respected. These houses have low ceilings, long horizontal lines, and big glass, which flat-panel cabinetry, continuous counters, and a restrained palette suit better than heavy traditional millwork. The mistakes we see are vertical: towering hoods, stacked upper cabinets, and islands scaled for a two-story house. Keep the horizon low and the kitchen reads like it belongs to the architecture instead of arguing with it.
Which line items drive a kitchen budget here?
Cabinetry and stone lead, appliances follow close behind, and the invisible third is what the house needs before any of it can be installed: beams, panel capacity, new supply and drain lines, proper venting. That last category is where vague bids hide. We price it openly after measuring, with allowances tied to real products you can go look at. We are not the cheapest number you will receive, and we will not pretend otherwise.
