Two kitchen problems dominate this town. In the single-family blocks of Bel Air, Silver Shores and Terra Mar Island Estates, the original 1950s kitchen is a closed room at the back of the house with a window facing the neighbor, built when nobody entertained in it. In the boutique buildings along El Mar Drive and North Ocean Boulevard, the kitchen is a narrow galley wedged behind a wall that was never load-bearing but has always been treated as sacred. Both problems have the same fix: take the wall out and start over.

Plumbing, electrical, mechanical and usually structure all come into play, so the kitchen gets permitted through Lauderdale-by-the-Sea Development Services with inspections at each rough stage. Plans and comments go through the town's electronic review portal. If you are in a condominium, the association's approval comes before the town's: expect an architect's letter for anything structural, certificates of insurance for the contractor, sound-transmission rules for new flooring, and service-elevator windows that decide when your cabinets can arrive. Buildings three habitable stories and up also live inside Florida's milestone inspection and reserve-study regime now.

My condo board has to approve the kitchen. How does that work with the town?
Two approvals, in order. The association reviews first, usually wanting stamped drawings for anything structural, a licensed and insured contractor on file, and agreement on work hours, elevator use and debris routes. Once that is settled, the permit application goes to the town. Running them in parallel sounds efficient and rarely is, because a board condition can force a drawing change after the town has already reviewed it. We sequence the paperwork so you pay for one plan set.
Can the wall between my kitchen and living room come out?
Usually, and an engineer decides rather than a tape measure. Most mid-century houses in Bel Air and Terra Mar are concrete block with a poured tie beam, which means an opening is a beam-and-column problem, not an impossibility. Second-floor and condo walls need the same scrutiny for different reasons. We get the structure evaluated before design gets emotional, because it is far cheaper to move a beam on paper.
How long will I be without a kitchen?
Cabinetry lead time sets the schedule, not demolition. Custom packages are measured in months to fabricate, so we order them first and keep your kitchen working until the delivery date is real. On-site work for a straightforward kitchen commonly runs a couple of months; add structural openings, appliance relocations or a condo elevator schedule and it stretches. We publish the sequence in writing so you can plan your life around it.
Do I need a permit for a kitchen this close to the beach?
Proximity to the ocean does not change the permit answer; scope does. Move a drain, add a circuit, run a gas line or open a wall and the town requires permits and inspections. Swapping a dishwasher into an existing hookup does not. What the coast does change is specification: appliance finishes, hardware and hood components corrode fast a few hundred feet from salt spray, so we choose for the environment, not the showroom.
Where does the money actually go in a high-end kitchen?
Cabinetry and stone lead, appliances follow close behind, and the invisible third is everything inside the walls: new supply and drain lines, dedicated circuits, panel capacity and ducted ventilation. Selections swing the total more than square footage does, which is why we scope against a specification rather than a per-foot guess. Expect a fixed written number after a walk-through, and expect us to be candid if your budget and your reference photos disagree.
