Who issues building permits in Hillsboro Beach?
The Town of Hillsboro Beach runs its own Building Department out of Town Hall on Hillsboro Mile. Plan review, permits and inspections all happen at the town level, under codes adopted by the Florida Building Commission and administered county-wide by the Broward County Board of Rules and Appeals. That last part matters more than it sounds: the county certifies the building officials and inspectors and sets the administration standards every municipality here works within.
My house is in a flood zone. What is the fifty percent rule?
If the cost of improvement or repair reaches half the market value of the structure, the building is treated as substantially improved and has to be brought up to current floodplain, zoning and building standards, which usually means elevating the finished floor above base flood elevation. On a barrier island that is a design decision, not a footnote. We price the work and the appraisal question early so you choose the scope deliberately.
Is living here during a whole-home remodel realistic?
During a true gut, no, and we would rather say that in the first meeting than in month three. Ceilings come down, water goes off, and the air conditioning follows. Many Hillsboro Beach owners are seasonal anyway, which makes this town unusually easy to schedule around: we take the heavy demolition and rough-in phases in the off months and aim to have you back for finish selections and walk-throughs.
Why does my new glass have to be tinted?
