You will never sit in front of it for a kitchen. It matters because the inspector at your job works from a countywide standard, which is easier to build to when your contractor knows it.
My house is in a flood zone. Does that cap what I can spend on a remodel?
It does not cap spending, but it changes what a big number obligates you to do. Federal substantial improvement rules compare the cost of your project against the value of the existing structure; cross the threshold and the whole building has to be brought into flood compliance, elevation included. On a barrier island sitting only a few feet above sea level, that analysis belongs at the front of the project, before drawings, not at permit intake.
Can I add a second story to a Lauderdale-by-the-Sea house?
Often, within limits. The town's zoning protects a low-rise character, with residential height measured in a small number of stories and feet rather than the open-ended envelopes you see elsewhere on the coast. So the question is usually not whether you can go up, but how much of what you want fits under the cap. We check zoning and structure together, early, so nobody pays an architect to draw something the code will not allow.
