Home Remodeling in Lauderdale-by-the-Sea
A narrow island, salt on both sides.
Lauderdale-by-the-Sea is a narrow run of barrier island, ocean on one side and Intracoastal on the other, and most of its houses were built when that was considered plenty. Bel Air and Silver Shores are full of low-slung 1950s and 1960s homes with terrazzo floors, jalousie-era window openings and kitchens sized for a percolator. Terra Mar Island Estates has the canal lots and the dockage. The whole-home remodel here is usually the same brief: keep the roofline and the address, replace everything that touches water, air or wiring.
Your permit comes from the Town of Lauderdale-by-the-Sea Development Services Department, where the Building Division is staffed under contract by CAP Government and plan review happens electronically. Behind the town sits the Broward County Board of Rules and Appeals, which administers the building code countywide, certifies the officials who inspect your job, and issues the interpretations that settle arguments. Broward is High-Velocity Hurricane Zone territory, so every window and door needs HVHZ product approval. There is no architects' board to clear here; low-rise zoning does the shaping, and variances go to the Board of Adjustment, which is the Planning and Zoning Board sitting in that role.
We have been building in South Florida for more than twenty years, with 150-plus remodels and additions delivered and every one of them permitted and inspected. On an island this narrow that experience shows up as logistics: staging that does not block a neighbor's driveway, dumpsters scheduled around season traffic on El Mar Drive, and crews who check in at the Terra Mar gate without a fuss. The scope is fixed in writing before demolition. A supervisor is on site every day. The same team answers for it from estimate through warranty.

What's included
What the island scope includes.
Nothing starts until the scope is written down and priced. On a town this narrow, where the ocean is one block one way and the Intracoastal the other, these are the pieces that decide a whole-home project.
Walls out, sightlines in
Removing interior partitions in mid-century block houses, with engineered beams and sealed calculations where the roof structure needs a new way to land.
Pipes, wire and ductwork
New electrical service, panel, supply lines and drains, plus HVAC sized for a house that finally has real insulation and sealed openings.
Impact glass and doors
HVHZ-approved windows and sliders swapped in with proper bucks, anchors and flashing, because salt air finds every shortcut within a season or two.
Finish carpentry and flooring
Terrazzo restored or replaced, popcorn ceilings gone, and custom millwork scaled to eight-foot mid-century rooms rather than borrowed from a two-story catalog.
Kitchen and baths last
Both trades folded into the master permit set so waterproofing, stone and cabinetry happen once, in order, instead of three times in three phases.
