Home Additions in Lauderdale-by-the-Sea

Growing a house on a narrow island.

Nobody is making more land here. The town is only a few blocks deep between the Intracoastal and the Atlantic, and the lots in Bel Air, Silver Shores and Terra Mar Island Estates were platted for the one-story ranch houses that still sit on them. So additions in Lauderdale-by-the-Sea are careful projects: a rear extension pushing a family room toward the canal, a primary suite over an existing garage, a second story that trades attic for bedrooms. Owners here add on because they want the dock, the dive access and the walk to the pier, not a bigger commute.

Local rules get interesting the moment you add square footage. Setbacks, lot coverage and low-rise height limits get checked by Lauderdale-by-the-Sea Planning and Zoning before the town's Building Division reviews structure, and a variance means a quasi-judicial hearing before the Board of Adjustment, whose members are the Planning and Zoning Board sitting in that capacity. Structural drawings must satisfy the Florida Building Code as Broward amends it, with product approvals rated for the High-Velocity Hurricane Zone on every new opening. If the flood analysis pushes you past the substantial improvement threshold, elevation requirements arrive with it.

Two decades of South Florida work and 150-plus remodels and additions delivered mean we know where additions actually go wrong: the joint between old footing and new, the roof tie-in that leaks in year three, and the months of a family living around a construction zone. We tie new foundations properly, match stucco texture and roof profile so the seam disappears, and keep the occupied half of the house sealed, powered and livable. Fixed written scope, daily supervision, one accountable team from the first sketch to the warranty.

What's included

Five shapes an addition takes.

Every addition begins with a survey, an engineer and a zoning check, in that order. Then it usually takes one of these forms.

01

Extending out the back

The back of the house opened into the yard, with footings, beams and the roof joint detailed together instead of solved on site.

02

Second stories, checked first

Existing block walls and footings evaluated by an engineer before anyone draws, then an upper floor designed to fit the town's height limits.

03

Carports brought inside

Converting carports and garages into insulated, conditioned rooms with impact openings and mechanical work permitted, so the space counts at closing.

04

Guest wings with baths

A wing with its own bath, sitting space and small galley for family who stay for months, built to code so the house still reads as one.

05

Structure you never see

Underpinning, new footings, reinforced tie beams and the strap-and-anchor connections an inspector will hunt for before anything above them gets closed in.

FAQ

Straight answers.

How high can I build in Lauderdale-by-the-Sea?
Lower than most of the coast, and that is deliberate. The town's zoning keeps buildings low-rise, with residential height stated in both stories and feet, and the town has held that character while taller construction went up on either side of it. Practically, a second story is often possible, but roof pitch, floor-to-floor heights and any rooftop equipment all have to live inside the cap. We verify the exact limit for your zoning district before drawings begin, not after.
What is the timeline on an island addition?
Plan in quarters, not weeks. Survey, design and structural engineering take time on the front end; permitting through the town adds more, and a zoning variance adds a hearing cycle on top. Construction for a meaningful addition typically runs several months, longer for a second story that opens the roof. A year from first conversation to finished room is a reasonable expectation for a substantial project. You get the sequence in writing at estimate time, with the dates that depend on the town clearly marked as such.
Will an addition trigger flood elevation requirements?
It can, and this is the question to settle first on a barrier island. If the cost of the improvement crosses the federal substantial improvement threshold relative to the structure's value, the entire building has to meet current flood requirements, which may mean elevating. On a low-lying lot near the Intracoastal that changes the whole economics of the project. We run the analysis early, with the town, so you are choosing between real options rather than reacting to a plan reviewer.
I live on Terra Mar. Is a gated island harder to build in?
Different, not harder. Terra Mar sits behind a bridge and a guard gate, so deliveries, dumpster swaps and concrete trucks need scheduling and a crew list that the gate has in advance. Staging space is tight and neighbors are close, so we keep the site tidy, work inside the hours the community expects, and route heavy loads once rather than five times. It is coordination, and coordination is a contractor problem, not a homeowner problem.
Should I add on or just buy a bigger house nearby?
If the address is the asset, add on. There are only so many lots on this island with a dock, ocean access and a five-minute walk to the beach, and you already own one. An addition buys the exact space you are missing without giving up the location or restarting your tax basis. It is still months of construction, so it rewards people who plan to stay. Before you spend a dollar on drawings, we will tell you plainly whether the lot and the code agree with the idea.
