Lighthouse Point lots are wide, flat and finite, and almost every one of them ends at a seawall. That geometry drives the additions built here: a rear great room and primary suite pushed toward the water in Venetian Isles, a second story over a low-slung ranch in Coral Key Harbor so the upstairs bedrooms can finally see the canal, a garage turned into a guest suite in Pompano Waterway Estates for the family that arrives by boat every winter. Nobody in this city wants to leave the water. They want more house between the street and the dock.

Additions are the most paperwork-intensive thing you can build in this city, and the Lighthouse Point Building and Zoning Department is specific about it. The single-family checklist wants sealed plans and structural calculations, three surveys with site plans showing setbacks, soil density tests, a separately filed drainage plan, product approvals signed by the designer of record, and, on waterfront property, three sealed engineer's letters confirming the seawall can carry the added upland improvements. Zoning adds geometry: anything above 28.5 feet steps back two more feet for every foot of height. Broward County environmental review stamps new-home plans first.

Tying new construction to a 1960s block house is where experience earns its keep. Footings have to meet existing footings, the new tie beam has to land somewhere real, and the stucco seam has to disappear or everyone will see it forever. Why does an addition permit ask for a letter about my seawall?
Because the seawall is structure. On waterfront property, Lighthouse Point asks for three signed and sealed engineer's letters on the seawall's condition and its ability to support the proposed upland improvements. The city is confirming you are not adding load and value behind a wall that is already tired. If yours needs work, it is far better to learn that during design than after the new great room is framed and roofed.
Can a 1960s block ranch here carry a second story?
Many can, some need reinforcement, and an engineer settles it rather than a hunch. Existing block walls, tie beam and footings get evaluated, and where they fall short we design columns, new footings or an upgraded tie beam. Occasionally the honest answer is that going out toward the water serves you better than going up. Either way you get options with real numbers attached, not one take-it-or-leave-it plan.
How high can I actually build in Lighthouse Point?
Two stories, with a shape rule attached. The city's single-family districts measure height from the crown of the adjoining roadway, and any portion of the building above 28.5 feet has to pull back an extra two feet horizontally for every foot of added height. A tall second story therefore steps itself away from the property lines instead of rising straight up. Chimneys and ornamental features carry their own separate cap. We confirm your zoning district and lot conditions before anyone draws a roofline.
How long from first sketch to moving into the new room?
Plan for the front end. Design, structural engineering, survey, soil and drainage work, and permit review commonly take months before anything is dug, and construction on a substantial addition runs several more. A year from first meeting to furniture is a realistic frame, and a contractor promising dramatically less is either building something small or leaving something out. Your written schedule arrives with the estimate.
Should we add on or buy a bigger house on a better canal?
That depends on your dock more than your kitchen. Deep water, a short run out to the Hillsboro Inlet and a street you like is a combination that is hard to buy twice, and it is worth building around. If your canal is shallow, narrow, or bridged in a way that limits the boat you actually want, moving may be the better project. We will give you a candid feasibility read before you spend money on drawings.
