Home Remodeling in Sea Ranch Lakes

A village of two hundred houses.

Sea Ranch Lakes was developed in the mid-1950s and incorporated as a village in October 1959, and the original inventory still shows it: low block houses with terrazzo floors, jalousie windows and eight-foot ceilings, sitting on lanes named after lakes. Fewer than two hundred homes fill the gate. Some front the Intracoastal, some sit on Lake Cayuga and Lake Seneca, and the rest line interior lanes such as Minnetonka, Saranac and Chippewa. Owners here rarely tear one down. They gut it, replace everything behind the walls, and finally give the floor plan a reason to face the water.

Permitting in a village this size does not work the way it does in a city. Applications go to the Village Clerk at the Gatehouse Road office, the Village's building official and consulting professionals review them against the Florida Building Code and the Village land development code, a citizen advisory board drawn from Beach Club members comments on design and aesthetics, and the Village Council takes the final action. Broward sits inside the High-Velocity Hurricane Zone, so impact openings need HVHZ product approval, under code administration set countywide by the Broward County Board of Rules and Appeals.

Does the Village Council really sign off on my plans?
For work that needs development approval, yes. Applications land with the Village Clerk, whose role in actually issuing the permit is ministerial. The Village's building official reviews against the building and land development codes, a citizen advisory board of Beach Club members weighs in on design and aesthetics, and the Council takes the final action. The approval that counts is the Council's, so keep every comment and condition in writing rather than relying on a hallway conversation.
Is it realistic to stay in the house during a full gut?
Almost never for the heavy phase, and we say so at the walk-through rather than three weeks in. With ceilings open, no cooling and no kitchen, a slab house of this vintage is not somewhere to camp. Many owners here are seasonal and simply time the work for the months they are north. If you must stay, we phase it, seal it and keep one wing conditioned, and it still costs schedule.
What is different about building inside a gated village this small?
Logistics, mostly. There is one guarded entrance, and the Village itself owns no land inside its own borders: the streets, the lakes and the beach club property belong to the Sea Ranch Beach Club. So staging, dumpster placement and access all get negotiated rather than assumed. Fire and rescue arrive from Pompano Beach. Crews check in, park where they are told, and leave the lane clean. None of that is difficult. All of it has to be planned before day one.
What is a realistic timeline from first meeting to finished house?
Design, engineering and Village approval usually occupy several months before anyone swings a hammer, because the Council meets on its own calendar and the advisory board comments before it. Construction on a full interior gut with new mechanicals and impact glass commonly runs from six months to a year, longer when the roof and structure are in scope. You get a written schedule with the estimate and daily supervision defending it, plus a realistic read on which dates depend on the Village rather than on us.
Why is a high-end number so far above the low bid?
Because the low bid is usually missing the parts nobody can see. In a house from this era the real budget lives in re-piping, electrical service, roof and envelope, HVHZ openings and structural work, none of which photograph well. We scope those in writing with real allowances before you sign, so the figure you approve is the figure you pay unless something genuinely unforeseen appears and we document it.
