The houses on Winnebago Road, Oneida Lane and Tahoe Lane were designed around a hall bath and a modest primary with a five-foot tub, because that is what a 1960 beach house needed. Nobody was picturing a double vanity, a freestanding tub and a shower with two heads. So a bathroom project in Sea Ranch Lakes is usually a land grab: a small fourth bedroom or an oversized closet gets folded into the primary, the hall bath gets rebuilt properly for guests, and the powder room stops being an afterthought off the carport.

Bath permits are pulled through the Village office and inspected in sequence, which is exactly what you want when waterproofing and rough plumbing are about to vanish behind stone. Two local realities shape the scope. These are slab-on-grade houses, so relocating a drain means cutting and re-pouring concrete, and the original cast iron and galvanized lines have reached the end of their service life. And adding or enlarging an exterior window alters the elevation, which sends the design to the Beach Club citizen board and the Village Council before the permit moves forward.

A bathroom is the least forgiving room in a house. Membranes get flood-tested and documented before tile is set, pans get sloped to a level rather than to a feeling, and heavy glass hangs on blocking we installed on purpose. Stone is templated and handled by people who have earned the right to touch it. You get a written scope, a daily supervisor, protected paths through the rest of the house, and permits and inspections on everything. Lic. Do bathroom remodels need permits in Sea Ranch Lakes?
Anything past paint and a new mirror does. Moving plumbing, altering circuits and changing ventilation all get permitted through the Village office, with inspections before the walls close. That sequence protects you, because somebody other than your contractor confirms the waterproofing and rough plumbing existed before tile hid them. We pull the permits, book the inspections and hand over closed-out paperwork the next buyer's inspector will ask for.
Is a zero-entry shower possible in a 1960s slab house?
Often, and it depends on what sits under the concrete. Recessing the pan means cutting the slab and sometimes rerouting a drain line, which is straightforward when the plumbing cooperates and costly when it does not. We scope that before you commit to the look. Where the slab genuinely refuses, a low-profile curb with a properly sloped pan delivers the same clean detail without a leak in year three.
The plumbing is original. Do we replace it during the bath?
If the walls and slab are open, replace it. Galvanized supply from this era is scaling shut and cast iron waste is at or beyond its service life, and new marble draining into a failing line is a poor trade. We run a camera through the drains early so the decision rests on footage rather than a hunch, and the work happens while access is free instead of after the stone is set.
Will a new bathroom window need Village approval?
If it changes the exterior, yes. Interior-only bath work goes through plan review and inspections without design review. Adding a window, enlarging one, or venting through a visible wall alters the elevation, so the citizen advisory board of Beach Club members comments on the design and the Village Council takes the action. Most bath scopes stay inside and skip that entirely. We identify which case is yours at the first walk-through.
Why do bathroom estimates vary so widely?
Because the visible half is easy to price and the hidden half is where honesty lives. Stone, glass and fittings set the tone, but slab cutting, drain relocation, waterproofing and replacing original pipe separate a real number from an attractive one. We scope the building rather than the mood board and give you a fixed written price. At this level the competition is on finish quality and certainty, not on being the lowest bidder.
