Bathroom Remodeling in Lauderdale-by-the-Sea

Small rooms, unforgiving details.

Bathrooms date a house faster than anything else, and on this island most of them were laid out in the 1950s and 1960s. A three-piece bath off a hallway, a tub nobody uses, and a window that vents straight into the neighbor's carport. Owners in Bel Air and Silver Shores solve it by annexing a closet or a small third bedroom and building an actual primary suite. In the condos along El Mar Drive the footprint is fixed, so the work goes vertical: better light, better storage, and a shower you do not step over.

Bathroom work in Lauderdale-by-the-Sea is permitted through the town's Development Services Department, with plumbing, electrical and mechanical inspections at rough-in before anything gets covered. That sequence is a feature, not a hurdle: it means someone verified the shower pan and the rough plumbing while they were still visible. Condominium owners add an association layer first, plus sound-attenuation requirements under new tile and coordination with a building that may be working through its own milestone inspection. Broward's countywide code administration under the Board of Rules and Appeals sets the standard your inspector applies.

The parts of a bath that fail are the parts nobody photographs. So the membrane gets flood-tested and left standing overnight before tile is ordered, slopes get checked with a level instead of an eye, and heavy glass hangs on blocking that was installed for it. Exhaust ducts to the outside, which matters more on a barrier island than it does inland, because the humidity here never really leaves. Fixed written scope, daily supervision, protected floors from the front door in. Licensed, insured and accountable under Lic. CGC1539072.

What's included

The small room, rebuilt properly.

Every line is settled before demolition, because a bathroom is where surprises get expensive fastest. Here is what usually makes the list.

01

A primary suite, finally

Combining a hall bath, a closet and a spare bedroom into a genuine primary suite, with the plumbing rough-ins and permits handled as one package.

02

Waterproofing that gets tested

Sloped, membraned and filled with water overnight before anyone touches tile, with linear drains and curbless entries where the slab will cooperate.

03

Stone, glass, freestanding tubs

Marble and quartzite sealed for daily use, frameless enclosures set on real blocking, and tub locations verified against what the floor can carry.

04

Original supply lines out

Swapping galvanized supply and tired cast iron while the walls are open, which is the only moment that work will ever be cheap.

05

Exhaust and daylight

A humidity-sensing fan on a duct that ends outdoors, obscured glazing where neighbors are close, and sconce light usable at six in the morning.

FAQ

Straight answers.

Can I get a curbless shower in a 1950s slab house here?
Often yes, sometimes with conditions. On a slab, a curbless entry means recessing the pan, which can require cutting concrete and rerouting drain lines; whether that is practical depends on where your existing waste line runs and how much fall it has. When the structure genuinely will not allow it, a low-profile curb with a properly sloped pan gets you most of the look without a leak. We answer that question before you commit to the tile.
Does the town inspect a bathroom remodel, or is that only for big projects?
The town inspects bathrooms. Plumbing rough, electrical rough and mechanical work all get looked at before walls close, and there is a final. Lauderdale-by-the-Sea runs its Building Division under contract with CAP Government and takes inspection requests online, with a same-day cutoff for next-day visits. We schedule around the trade sequence so the job is not sitting idle waiting for a slot, and you end up with a permit history that survives a home inspection at resale.
My building is doing its milestone inspection. Should I wait to renovate?
Not necessarily, but talk to the association before you order anything. Milestone inspections and structural reserve studies can trigger building-wide repair work, and if your stack, balcony or slab is on that list, the timing of your bathroom matters. Sometimes the smart move is renovating right after the building's work reaches your line. Sometimes it is going now and coordinating access. We will read the board's schedule with you rather than around it.
Why does salt air matter inside a bathroom?
Because the air moves through the house. A few hundred feet from the Atlantic, chrome pits, cheap hinges bloom rust, and unventilated moisture finds every unsealed joint. We specify solid-brass valve bodies and marine-grade or properly finished hardware, seal stone against the humidity, and make sure the exhaust actually reaches the outside rather than the attic. It is not exotic. It is the difference between a bath that looks new in five years and one that does not.
How should I think about budget for a primary bath?
Think in three buckets: what you see, what you stand on, and what you never see. Stone, glass and fixtures set the tone; waterproofing, new supply and drain lines, blocking and ventilation quietly consume a real share. A powder room and a full primary suite are not in the same conversation. We scope the space, price it in writing, and would rather lose a job on honesty than win one on a number we know will move.
