Bathroom Remodeling in Coral Ridge

Two baths, one 1957 assumption.

An original Coral Ridge house came with two bathrooms, sometimes two and a half, sized for a family that showered quickly and did not own a hair dryer. The primary bath is typically a five-by-eight box with a tub, one sink, and a window that faces the neighbor. Owners along Bayview Drive and in Coral Ridge Country Club Estates fix that by annexing a bedroom or a closet: one real primary suite with a double vanity, a walk-in shower, and a tub that is there because someone wanted it.

Bath work is permitted by the City of Fort Lauderdale, with plumbing, electrical, and mechanical inspections booked before anything gets covered. That sequence is the whole value. Inspectors carry certification from Broward County's Board of Rules and Appeals, and their visit lands while the rough plumbing and the membrane are still visible. The local wrinkle is what these houses are made of: slab-on-grade floors and original cast iron drains. Cutting a slab for a curbless pan is routine here; finding a failing stack afterward is not a good day.

Think of it as a waterproof box holding expensive things; we build it that way. The membrane is flood-tested and photographed before any tile lands, slopes get checked with a level, niches are formed inside the waterproofing rather than carved in afterward, and heavy glass hangs on blocking put there deliberately. Then the ordinary manners: dust walls, protected routes, a supervisor daily, and a written scope agreed before selections are ordered. Coral Ridge humidity punishes shortcuts, so we do not take them.

What's included

Behind the tile and stone.

Bath scopes are settled on paper before selections are ordered. Below is what a Coral Ridge primary suite or guest bath usually involves.

01

Annexing a bedroom

Annexing a bedroom, hall closet, or linen alcove to create a real primary suite, with framing, rough plumbing, and the permit all in one package.

02

Curbless on a slab

Saw-cutting and recessing the slab where the structure allows, linear drains set to true slope, and pans flood-tested before a tile is placed.

03

Cast iron retired

Replacing original drains and galvanized supply while walls and floor are open, which is the only moment this ever costs a reasonable number.

04

Stone, glass, and hardware

Slab vanities and shower walls, heavy frameless glass on solid blocking, and coastal-rated hardware chosen to survive salt air off the Intracoastal.

05

Exhaust that leaves the building

Exhaust sized correctly and ducted outside, moisture-rated fixtures, and light placed where people actually shave and apply makeup instead of one ceiling glare.

FAQ

Straight answers.

Will a curbless shower work over a mid-century slab?
Often, yes. The slab gets saw-cut and recessed where the structure and existing drain line permit, then the pan is formed to slope and flood-tested. Sometimes the plumbing runs the wrong direction, or a post-tension slab makes cutting unwise, and the honest alternative is a low-profile curb that reads nearly the same in the room. We look under your floor before you commit to the picture.
Should the old cast iron drains go while the bath is open?
In a house from the 1950s or 60s, the answer is usually yes. Cast iron of that vintage is at or near the end of its service life, and no one wants a new marble bath draining into a stack that is scaling shut. A camera goes down the lines early so the call rests on footage instead of opinion. Whatever needs replacing gets replaced while access is free, because doing it later means opening finished work.
How do inspections work on a bathroom permit in Fort Lauderdale?
The city inspects in stages: rough plumbing and electrical before the walls close, then a final once fixtures are set. The inspectors hold Broward County Board of Rules and Appeals certification and apply the Florida Building Code with the county's amendments on top. We book each inspection, meet the inspector on site, and file the approved plans and sign-offs in one place you can hand a buyer a decade from now.
Do we have to move out while the suite is torn up?
Most Coral Ridge clients stay put, assuming a second working bath exists. We seal a dust barrier at the suite, run a protected route from the door to the work area, and keep demolition noise inside normal hours. The underestimated part is water shut-off days and the smell of certain waterproofing and adhesives. We name those dates ahead of time so you can arrange to be somewhere else.
Why is one bathroom quote double another?
Usually because one includes the parts you cannot see. Waterproofing systems, new drains and supply, proper exhaust, blocking for glass and grab bars, and slab work all cost money and none of them photograph well. Slab stone and heavy frameless glass widen the gap further. We would rather show you the line items and let you decide what to keep than win on a number that quietly leaves the membrane out.
