What a 1950s address remembers.

Two kinds of people call about permits here. The first is planning a real project and wants it filed properly from day one. The second already has the problem. A lender pulls the record on a Bermuda Riviera ranch and finds a reroof from 2003 with no final inspection. A Florida room off Bayview Drive was closed in and air-conditioned by an owner three deeds back. Jalousies became sliders in Coral Ridge Isles one summer, unpermitted. The title search found a permit from 2003 that was never closed. What now?
First we read the file, because open is not one condition. Some permits are short only the final inspection nobody ever called. Some need a revision, or a sealed letter from the engineer of record. Some cover work that changed after approval. Then there is the version where no permit exists at all and one has to be obtained after the fact. Every path ends with an inspector looking at something, so start as soon as you know.
Is there a county approval on top of the Fort Lauderdale permit?
None that you file. Every residential permit here is reviewed, issued and inspected by Fort Lauderdale, with the submittal going up on LauderBuild. Broward's Board of Rules and Appeals sits a level above that, writing the amendments your plans examiner applies and certifying the people who apply them, which is where the county's consistency comes from. The county office you may actually deal with is environmental licensing, and it attaches to anything built in or over a canal.
Our Florida room was enclosed decades ago with no permit. Does it have to be fixed?
Not today, and nobody is coming to look. It turns into a problem when someone else reads the record: a buyer's inspector, a lender's appraiser, an underwriter who notices conditioned square footage the city has never heard of. Legalizing it means as-built drawings, an engineer weighing in on what holds the roof up, and a permit measured against today's code rather than the code of the year somebody swung the hammer. Sometimes that is painless. Sometimes the old glass has to come out.
Our Galt Ocean Mile building just got its milestone report. Can PGX do the repairs?
Yes. The signature on that report belongs to an engineer or architect the association hires, and we are not it. Milestone inspections and structural integrity reserve studies apply to condominium and cooperative buildings of three habitable stories and up, which describes most of the towers here and at Coral Ridge Towers. Broward County layers its own Building Safety Inspection Program on top, enforced through the city's building official and exempting one- and two-family homes. We build the repair list, permitted and inspected.
What does permitting add to the schedule and the budget?
On the schedule, think weeks rather than days, with the first submittal setting the pace. A complete set draws one round of comments; a rushed one draws three, and each round restarts the wait. A bathroom that stays inside its own walls moves fastest. Sealed engineering, flood compliance or anything touching the canal runs longer, because those reviews happen one after another. Fees are the city's, not ours, and they track the declared value of the work.
