Permitting & Compliance in Rio Vista
Broward rules, Fort Lauderdale front desk.
Rio Vista has been building on the same streets since 1920, and a century of owners leaves a paper trail. The Mediterranean houses on Ponce de Leon Drive and Cordova Road and the postwar ranches out on the Rio Vista Isles have all been re-roofed, rewired, re-windowed, added to and screened in, sometimes with a permit and sometimes on a quiet weekend. An unfinished permit does not expire quietly. It stays attached to the address until somebody finishes it, and owners here usually meet theirs with a buyer already under contract.
Rio Vista sits inside the City of Fort Lauderdale, so permits are filed with Building Services and plans and revisions move through the LauderBuild portal. Broward then adds a layer above the city: the county Board of Rules and Appeals maintains Broward's amendments to the Florida Building Code and certifies the building officials and inspectors who will review your job. Broward is also inside the High-Velocity Hurricane Zone, so windows, doors and roof assemblies need approved products documented in the file. There is no design-review board in the way here, though much of the neighborhood sits low enough that flood review joins the conversation early.
The distinction that matters is that PGX is a general contractor, not a permit runner. Closing an old file usually means finishing real work rather than filing forms: replacing something that failed, opening a wall so an inspector can see what is behind it, obtaining an engineer's letter for work already buried. We read the permit history first and tell you which of those you are facing. Scope goes in writing, a supervisor is on site when the inspector arrives, and our schedule ends at a signed final inspection. 20-plus years in South Florida, more than 150 remodels and additions delivered, every one permitted and inspected. What's included
Paperwork on a Rio Vista address.
Some of this is a new project done properly. Some of it is an old file somebody abandoned. We take both, and we take them under our own license.
Open permits, decades deep
We pull the property's permit record, put the file back in an active contractor's name, complete whatever was left unfinished, and get the final inspection signed.
Applications and plan review
Drawings, engineering and product data assembled into one complete submittal for Fort Lauderdale Building Services, with review comments answered until the permit issues.
Approvals for glass and roofs
Windows, doors, garage doors and roofing carrying approvals valid in the High-Velocity Hurricane Zone, with anchor details and product data attached to the submittal.
Inspections met in person
Rough, structural, waterproofing and final called in the right sequence, each one met on site by a supervisor rather than left to whoever happens to be there.
Legalizing unfiled work
Enclosed porches, garage conversions, window swaps and dock structures nobody ever filed, documented as-built, engineered where needed, permitted against the code in force today.
