So the exterior projects are ambitious: a covered terrace and summer kitchen behind a house on South Rio Vista Boulevard, a pergola and fire feature off a pool deck near Ponce de Leon Drive, a re-poured driveway and fresh stucco so the street elevation finally matches the water side.
Waterfront exteriors pull in more agencies than people expect. Structures, utilities and paving are permitted by Fort Lauderdale Building Services. Seawalls fall under the city's tidal barrier standard in the ULDR, which now sets a minimum top elevation of five feet NAVD in line with the countywide resiliency standard Broward adopted, and seawall, dock or boat-lift work also needs an environmental license from Broward County's environmental permitting division, often with state and federal review behind it. We build the upland side and coordinate with your marine contractor rather than pretending to be one.
The environment out there is harsher than any room inside, so the specification has to be tougher, not looser. That means marine-grade stainless and coated hardware near a canal, dense stone sealed properly, cabinetry actually rated for weather, footings sized by an engineer for wind uplift, and grading that sends a rainy-season downpour toward the drain rather than the slab edge.
