Where the house meets the canal.

On the isles the backyard has a boat in it. Every one of these lots has water frontage and, because there are no fixed bridges between here and the Port Everglades inlet, that frontage can hold serious vessels. So outdoor living across the Las Olas Isles, from Seven Isles to Idlewyld and Coconut Isle, is organized around the dock: a covered terrace facing the canal, a summer kitchen that serves the boat as much as the pool, shade structures that survive a Fort Lauderdale August, and hardscape that connects the two.

Exterior work here crosses more desks than interior work. Structures, gas, water and electrical are permitted through Fort Lauderdale Development Services. Anything in or over the water, meaning docks, boat lifts and seawall repair, also needs a Broward County environmental license, and often state and federal review as well. The city's Unified Land Development Regulations limit how far a dock may project into the waterway, generally a percentage of the waterway width or twenty-five feet, whichever is less. Fort Lauderdale has also adopted the regional five-foot NAVD88 seawall standard, so a major seawall repair can trigger raising the whole wall.

PGX builds exteriors to interior standards and stays in its lane on the water. Summer kitchen gas, water and power get permitted and inspected; pergola footings are engineered for HVHZ wind loads; terraces are pitched to drain away from the house instead of toward the slider. When a project also involves the dock or the seawall, we coordinate with the marine contractor and the county licensing rather than pretend it is one trade. Fixed written scope, a supervisor on site daily, a clean site every evening.

Who permits a dock or seawall project on Las Olas Isles?
More than one agency. The City of Fort Lauderdale permits the structure, Broward County's environmental permitting division issues the license for work in or over the water, and depending on scope the state and the Army Corps may weigh in. Timelines are set by whichever review is slowest, not by the construction. We coordinate the upland work with your marine contractor so the terrace and the dock arrive on the same schedule.
How far can my dock extend into the canal?
Less far than most people assume. Fort Lauderdale's land development regulations cap mooring structures at twenty-five percent of the waterway width or twenty-five feet from the property line, whichever is smaller, with a separate allowance for mooring piles, and a vessel is not supposed to extend past your side setbacks projected into the water. No variance gets you past the code's outer limit on waterway width. Check the numbers against your canal before you order steel.
Do pergolas and summer kitchens really need permits?
They do. A shade structure is a structure, and in Broward it has to be engineered and inspected for High-Velocity Hurricane Zone wind loads, because an unpermitted pergola becomes airborne debris in September. Gas, water and electrical for an outdoor kitchen each carry their own trade permits and inspections. It is more paperwork than a grill island looks like it deserves, and it is also what stands between your terrace and your insurance carrier.
How do you get materials onto a one-lane isle without a war?
Planning and warning. Deliveries get scheduled rather than dumped, concrete pours are booked for the quietest window we can get, and the crew parks where the city and your neighbors can live with it. On tighter isles we stage material in phases instead of filling the swale for a month, and occasionally the water is the better road. Fort Lauderdale's noise and work-hour rules apply, and we keep the site swept at the end of every day.
What does a full outdoor living build usually involve financially?
It scales with utilities and structure more than with area. A paver terrace and drainage is one conversation; a covered outdoor room with a summer kitchen, gas, water, power and lighting is a different one, and appliance and stone selections swing it further. Anything touching the seawall or dock brings a second permitting track and its own cost. We walk the yard, write the specification, and price against that rather than a per-foot rule of thumb.
