Home Additions in Las Olas Isles

Room to grow, on a narrow lot.

Las Olas Isles lots are long and narrow by design. The dredge cut them that way in the 1920s to maximize water frontage, which is wonderful for dockage and unforgiving for square footage. So additions on Coral Way, Riviera Isles or Royal Palm Drive tend to go up rather than out: a second story over a 1950s ranch, a primary suite above the garage, a rear extension squeezed between the side setbacks. Multigenerational households add ground-floor suites. Owners who love the street and the water build instead of moving.

Fort Lauderdale's Unified Land Development Regulations get specific about additions: setbacks, lot coverage, height and yard requirements for your zoning district, all reviewed by Development Services before the building permit issues. Structural engineering is not optional, since a second story means proving the existing block walls and footings can take it, and everything new must meet High-Velocity Hurricane Zone requirements under the Broward amendments to the Florida Building Code. Flood elevation matters too: an addition in a special flood hazard area has its own elevation and substantial-improvement math.

Twenty-plus years in South Florida and 150-plus remodels and additions have taught us where the money and the schedule hide: tying a new foundation to an old one on fill, matching stucco and roof so the seam disappears, and keeping half a house livable while the other half is scaffolded. Access on an isle is a project of its own, since a crane, a concrete pump and a lumber delivery all have to fit on one lane without blocking your neighbors. We plan that before we mobilize.

What's included

Adding on to an isle house.

Each of these starts with a survey, a structural engineer and a hard look at what the zoning district allows on your particular lot.

01

Going up over the block

Adding a full upper floor once the engineer confirms the existing walls and footings can carry it, with reinforcement designed in where they cannot.

02

Pushing out toward the canal

Living space extended within the setbacks, with new footings, tie-beams and roof tie-ins detailed so the addition never reads as bolted on.

03

Garage and carport conversions

Turning covered parking into conditioned rooms, insulated and mechanically served, permitted properly so the appraiser can count the space.

04

Ground-floor family suites

Ground-level quarters with a shower bath and compact galley for family or crew, permitted properly and scaled so they belong to the original house.

05

Foundations on fill

Footings, underpinning and tie-beam upgrades designed for soil that was dredged into place a century ago, which is the half of the budget nobody photographs.

FAQ

Straight answers.

Will a second story fly on a Las Olas Isles lot?
Often yes, and an engineer answers it, not a salesperson. The existing block walls, tie-beam and footings get evaluated first; where they fall short, columns, reinforcement or new footings are designed in. Zoning then sets the ceiling through height limits, setbacks and lot coverage for your district. Occasionally the honest conclusion is that a rear extension gives you more usable space for less money, and we will put both options in front of you.
How close to the seawall can an addition go?
Not as close as most owners hope. Fort Lauderdale sets a rear yard requirement measured from the property line at the water, and the seawall itself has to stay accessible for inspection, maintenance and eventual replacement. Building right up against an aging wall is how a straightforward seawall job later becomes a demolition job. We survey the line, check the setback for your zoning district, and design with room to work behind the addition.
What is the realistic timeline from first meeting to finished addition?
Front-load your patience. Survey, design, structural engineering and permitting through Fort Lauderdale Development Services routinely fill several months before ground breaks, longer when flood compliance or a variance enters the picture. Construction of a substantial addition then runs several more months, and a full second story generally means a year-scale commitment. We publish the whole timeline in writing with the estimate so no phase arrives as a surprise.
Can we stay in the house while you build the addition?
Usually yes for a rear extension, rarely for a second story. Extensions can be sealed off behind temporary walls with their own access, and most families live around them. Going up means opening the roof, relocating mechanicals and living under scaffolding, which is bearable for a few weeks and grim for six months. We map the disruption honestly at the estimate stage so you can decide about a rental before demolition, not during it.
Does adding on beat buying a bigger house on the isles?
It depends on what you are attached to. If the dockage, the canal and the walk to Las Olas Boulevard are the reason you bought, an addition buys the space without giving up any of that or resetting your tax basis. If the lot is already tight against setbacks, or the structure needs more help than it is worth, moving may win. We give a candid feasibility read before anyone pays for drawings.
