How big an addition will my Victoria Park lot allow?
That is a zoning question before it is a design question. The city's land development regulations set setbacks, maximum lot coverage and a thirty-five-foot height limit in the single-family districts, and the curving 1925 plat means plenty of lots here are not simple rectangles. We start with a current survey, read the zoning against it, and tell you the real envelope before anyone pays an architect to draw something that will not fit.
Does the FEMA fifty percent rule apply to my house?
Only if the property is in a mapped special flood hazard area, and in Fort Lauderdale that varies block by block. Where it applies, the rule compares your project cost against the structure's pre-improvement market value; cross the threshold and the whole building has to meet current floodplain requirements. The city will want an elevation certificate establishing where your finished floor actually sits. None of this is fatal, but it has to be settled before design, not at plan review.
Can a 1930s cottage take a second story?
Only a structural engineer can answer that, and the answer depends on what the walls are made of. Wood-framed cottages and hollow clay tile behave very differently from the concrete block of the fifties ranches, so the first spend is an evaluation of the existing walls and footings. Sometimes the honest recommendation is a rear extension instead, because it costs less and keeps you living in the house. We bring both options back with numbers attached.
There is a big oak where I want the addition. Can it be removed?
Maybe, and not casually. Tree removal in Fort Lauderdale takes a city permit, and whether replacement planting comes with it depends on the species, the size and the lot. In a neighborhood whose canopy is half its value, the smarter move is usually designing around the tree: shifting the footprint, adjusting the roofline, floating a deck clear of the roots. We check the tree before we check the budget.
How long from first conversation to finished room?
Most of the wait happens before construction. Survey, design, structural engineering, zoning review and permitting through LauderBuild routinely take months before a shovel moves, and building a substantial addition runs several more after that.
