Will the city let me put a second story on a Rio Vista ranch?
Zoning usually allows it. Fort Lauderdale's single-family districts cap height, and a well-drawn second floor generally fits inside that ceiling; we confirm the number for your specific parcel before anyone sketches. The real question is structural: an engineer evaluates the existing block walls and footings and specifies reinforcement, new columns or upgraded tie-beams where needed. Occasionally the honest answer is that going out beats going up. We put both options in front of you with numbers.
How close to the seawall can a new addition sit?
Rarely as close as the sketch assumes. Fort Lauderdale's land development regulations set yard requirements measured from the property line along the waterway, and on the Rio Vista Isles streets that line often lands at or near the seawall itself. Factor in flood elevation and the usable envelope narrows again. We order a current survey and run the zoning math before anyone draws elevations, so what you see on paper is what the city can actually issue.
Everyone mentions the 50 percent rule. Does it apply to my house?
It applies if your property sits in the special flood hazard area, which covers a lot of Rio Vista. When the cost of an improvement reaches half the market value of the existing structure, the city's floodplain administrator requires the entire building to meet current flood standards, which for older slab homes can mean elevating.
