Outdoor Living & Exterior in Coral Ridge

Where the boat is the view.

In Coral Ridge the backyard usually ends at a seawall, and whatever sits between the house and the water gets used year round. East of Bayview Drive the canals run deep with no fixed bridges to the inlet, so the terrace competes for attention with a boat. What owners build is an outdoor room with a purpose: a covered summer kitchen that works when it rains, a shaded seating area that survives August, a pool deck detailed for bare feet, and lighting that makes the dock look intentional after dark.

Exterior work in Coral Ridge involves more agencies than people expect. Structures, utilities and paving go through the City of Fort Lauderdale, and any roofed terrace or pergola is designed against High-Velocity Hurricane Zone wind loads. Anything in the water is a separate conversation: docks, lifts and seawalls need a license from Broward County's Aquatic and Wetland Resources Program alongside the city permit, and the city regulates how far a dock and a moored vessel may project into the canal. New and substantially improved seawalls now carry a minimum top elevation of five feet NAVD88, matching Broward County's countywide standard.

Outside gets the same standard as inside. The gas, water, and power feeding a summer kitchen are permitted and inspected rather than buried and hoped over. Pergola footings are engineered and anchored. Decks pitch water away from the slab, and any metal, fastener, or cabinet within reach of Intracoastal air is specified for that exposure, because salt locates the cheapest component in a single season. The job runs on a written scope, with a supervisor here daily and the site left clean each evening, gates and neighbors included.

What's included

Exterior work we build.

One terrace or the whole stretch between house and seawall, every element below is drawn, permitted, and built under a single contract and a single schedule.

01

Summer kitchens that are plumbed

Gas, water, and power run to the terrace under permit, marine-grade stainless and cabinetry, and counter material picked to take sun, rain, and canal air.

02

Shade that is engineered

Roofed outdoor rooms, trellises, and pergolas on designed footings with connections detailed for hurricane uplift, proportioned to the long low rooflines already here.

03

Pool decks and drainage

Pavers, shell stone, or finished concrete laid to slope water away from the house, with the grading and drainage sorted before anything is set.

04

Driveway, walks, and stucco

Cracked mid-century driveways and paths replaced with material and geometry that fix the arrival, plus exterior stucco repair and a paint scheme worth choosing.

05

Impact doors to the terrace

Swapping tired sliders for HVHZ-approved impact units that open the house to the water properly and pass inspection on the first visit.

FAQ

Straight answers.

Do you handle the dock and seawall too?
We build what sits on land and coordinate what sits in the water. Docks, lifts, and seawalls are marine trades with their own licensing, and they usually need a Broward County Aquatic and Wetland Resources license on top of the city permit. We bring in a marine contractor and sequence their work with ours, so nobody pours a terrace the week a barge needs the seawall. One schedule covers both, and you still have a single point of contact.
My seawall is old. Does replacing it change what I can build behind it?
Often, yes. Fort Lauderdale now regulates seawalls as tidal flood barriers with minimum top elevations, and repairing beyond a certain share of a wall pulls the whole thing up to the current standard. A raised cap changes grades, which changes how the terrace, steps, and drainage behind it have to work. If a seawall is anywhere on your horizon, sequence it before the hardscape rather than after, and we will plan the elevations together.
What keeps a canal-side outdoor kitchen from rusting away?
Specify for the environment once instead of replacing it twice. Marine-grade stainless, powder coating over the right substrate, sealed dense stone, and hardware rated for coastal exposure all cost more up front and simply last. Big-box outdoor cabinetry near the Intracoastal tends to look sad within a couple of seasons. We also detail the counter and cabinet layout so rain drains out of the boxes rather than sitting in them.
Is a pergola or covered terrace really a permitted structure?
Yes. Anything roofed or anchored to the ground takes a building permit, engineered footings, and connection details reviewed against High-Velocity Hurricane Zone wind loads, since Broward sits inside the HVHZ. That review separates a shade structure from a projectile. Electrical, gas, and plumbing feeding it carry their own trade permits and inspections. Drawings, submittal, and the inspection calendar are part of what you hire us for.
What moves the price on a backyard project?
Roof and utilities, mostly. A paver terrace and a covered outdoor room with gas, water, power, and a full appliance package are different projects wearing similar photographs. Grading and drainage can also be a bigger line than expected on flat lots near the water. Pricing follows a site walk and a measured plan, with allowances pinned to named products, so what you compare is a real scope instead of a number per square foot.
