Do turtle lighting rules really apply to my backyard?
If light from your property reaches the beach, yes. Broward's coastal communities, Lauderdale-by-the-Sea included, enforce lighting rules through nesting season, which runs from March through October. The standards are practical: mount fixtures low, use the fewest lumens that do the job, shield the source so it is not visible from the sand, and choose long-wavelength lamps. We design terrace and pool lighting to comply from the start rather than retrofit it after a code visit.
My seawall is old. Who has to approve replacing it?
More than one agency, which is why seawalls surprise people. The town permits the construction, and Broward County's environmental permitting side reviews work in tidal waters, sometimes with state involvement depending on scope. Broward has also adopted resiliency standards setting minimum elevations for new and substantially rebuilt seawalls on tidally influenced waterways, phased over the coming decades. If your wall is failing, plan the replacement as its own project with its own schedule, not as a line item on a patio job.
Do I need a permit for a pergola or an outdoor kitchen?
Yes, on both counts, and usually more than one. The structure needs a building permit; the gas line, water line and circuits each need their trade permits and inspections. Footings get engineered for wind uplift because Broward sits in the High-Velocity Hurricane Zone and an unpermitted shade structure becomes a projectile in the wrong storm. Insurance carriers and future buyers also ask. We pull everything as one coordinated package rather than piecemeal.
What materials actually survive this close to the ocean?
Fewer than the showroom suggests. Within a few blocks of the Atlantic we specify marine-grade stainless or powder-coated aluminum rather than ordinary steel, dense stone sealed and re-sealed on a schedule, hardware rated for coastal exposure, and cabinetry built for weather rather than merely sold as outdoor. Fasteners matter as much as finishes; the wrong screw will stain a new travertine deck within a year. Specifying correctly once is cheaper than replacing cheerfully twice.
How much does an outdoor living project run?
It scales with utilities and structure more than with square footage. A paver terrace and a covered outdoor room with a plumbed summer kitchen, gas, water and dedicated circuits are different budgets entirely, and appliance and stone selections move the number as much as size does. We walk the yard, look at drainage and access, then price a written specification. If a phased approach fits your plans better, we will lay out sensible phases instead of pretending everything must happen at once.
