In Lighthouse Point roughly eighty percent of the homes are single family and most of them front water, so the backyard is not a leftover. It is the reason people bought. Outdoor living projects here run bigger than a grill on a slab: a covered terrace and summer kitchen between the pool and the seawall in Hillsboro Isles, a pergola and fire table off a Lake Placid patio, a full redo of driveway, walkways and stucco so the street elevation stops arguing with the new interior. The dock crowd arrives by boat and stays for dinner.
Exterior work is permitted work in Lighthouse Point: patios, pool decks, fences, driveways, enclosures, generators and window or door replacements all need a permit from the city's Building and Zoning Department, and new openings need HVHZ product approvals because Broward sits inside the High-Velocity Hurricane Zone. The waterfront items live under two roofs at once. Docks, boat lifts and seawall repairs draw Broward County environmental review alongside the city permit, and the county's resiliency standards now set minimum elevations for seawalls and tidal flood barriers. Tree removal and relocation carry their own approvals as well.
We build the outside to the same standard as the inside. Summer kitchen gas, water and electrical are permitted and inspected rather than run under a patio and forgotten. Pergola footings are engineered for uplift, not guessed at. Terraces are pitched so water leaves the house instead of pooling against it. We are a general contractor, so where a project needs a licensed marine contractor for dock or seawall work, we coordinate the sequence rather than pretend it is our trade. Paver and finished concrete surfaces graded to move water away from the slab, with the transition to the seawall cap detailed rather than improvised.
Driveways and street elevation
New driveways, walkways, entry work, stucco repair and paint, permitted through the city and dimensioned off the survey you already have to submit.
Impact doors, water side
Replacing sliders and terrace doors with HVHZ-approved impact units, flashed correctly, so the best wall in the house stops being the weakest one.
