Lighthouse Point is a city of about 2.4 square miles wrapped around roughly 18 miles of waterway, and the housing follows the water. Venetian Isles, Lighthouse Manor and Wooler Heights were added between 1957 and 1969, and Coral Key and Pompano Waterway Estates came into the city in 1970. Around eight in ten homes here are single family, and street after street of them are single-story ranches on wide canal lots with docks behind. Owners rarely want a different address. Does my contractor have to be registered with the City of Lighthouse Point?
Yes. The city requires contractors to register with the Building and Zoning Department before they can pull a permit, which means state license, workers' compensation coverage or exemption, and a general liability certificate made out to the City of Lighthouse Point on file. It is a small administrative gate that quietly filters out a lot of trouble. We handle our own registration and the permit applications, so you are not chasing paperwork for your own remodel.
Does the county Board of Rules and Appeals touch a city permit?
It shapes the permit without ever touching it. The Board of Rules and Appeals administers the Florida Building Code across the county, certifies the building officials and inspectors who work in it, hears appeals of their decisions, and issues formal interpretations when a code section is truly in dispute. Our house is from 1963. Gut it or tear it down?
That depends on the shell, and it is worth deciding with an engineer rather than a feeling. If the block walls, tie beam and foundation are sound and the footprint suits you, a gut buys you a new house inside an existing structure, usually with less permitting friction than a rebuild. If the ceilings are low, the floor sits below where you want it, and you are already replacing every system anyway, a rebuild can pencil out better. We will walk it and say which yours is.
Can we stay in the house while the work happens?
For a phased remodel, often yes. We can seal off a wing, keep one bathroom and a temporary kitchenette running, and protect the pathways between them. For a true full gut with ceilings open and the panel replaced, living there is miserable for you and slower for us, so most owners move out for the heavy months and return for finish work. That call gets made before demolition, not halfway through it.
What does a whole-home remodel run in Lighthouse Point?
Wide range, and anyone quoting a number before walking the house is guessing.
