The mid-century builders who filled Venetian Isles and Coral Key Villas put the kitchen where the plumbing was cheapest: usually toward the street, walled off from the family room, and blind to the water the whole lot was sold for. Sixty years later that is the single most common complaint we hear in Lighthouse Point. A kitchen remodel here is really a reorientation. Take out the wall to the Florida room, move the range off the exterior wall, and put the sink and the island where somebody can watch a boat come up the canal while dinner cooks.

A serious kitchen touches plumbing, gas, electrical and often structure, so it is permitted work through the Lighthouse Point Building and Zoning Department, with a separate application for each discipline and inspections along the way. Painting and tile need no permit; nearly everything else in a kitchen does. If the scope enlarges a window or cuts a new opening to the terrace, the replacement unit needs an HVHZ product approval, because Broward County sits inside the High-Velocity Hurricane Zone alongside Miami-Dade. And a sixties panel often needs upgrading before an induction range and a wine room become realistic.

The sequence is what protects a kitchen. Cabinets are ordered early and stored dry, stone is templated after the boxes are set rather than off a drawing, and appliance specifications are locked before a single rough-in gets cut. Which parts of a kitchen project actually need a permit here?
The city lists painting, carpet and tile as work you can do without one. Everything else in a real kitchen is permitted work: plumbing moves, gas, electrical, structural openings, new windows or doors, exterior venting, each applied for by discipline and inspected before it gets covered. Skipping that step earns a stop work order and a penalty set at twice the original fee, which is an expensive way to save a week.
Can we open the kitchen wall in a 1960s block house?
Usually. These houses are concrete block with a poured tie beam, and interior partitions are frequently non-bearing, which makes the opening straightforward. Where the wall carries roof load, an engineer sizes a beam and the sealed calculations go in with the permit set. What we will not do is cut first and calculate afterward. We get the structural answer before you commit to a layout, so the drawing you fall in love with is the one we actually build.
How long from signing to the first dinner in the new kitchen?
Cabinetry sets the clock. Custom packages take months to fabricate, so we order early and hold demolition until the schedule says go, rather than leaving you cooking in the garage while a shop catches up. On-site work for a full kitchen typically runs a couple of months, longer with structural openings, a service upgrade or a relocated gas line. Think in seasons, not weekends, and plan the holidays around it.
We are on a canal. Does that change the kitchen at all?
It changes the specification more than the process. Salt-laden air is hard on hinges, pulls, faucet finishes and unprotected steel, so we lean on marine-grade and properly coated hardware. If the scope enlarges a window on the water elevation, that unit needs an HVHZ approval and the opening gets flashed properly rather than caulked and hoped over. A pass-through window to the summer kitchen is a very Lighthouse Point request and an easy one to detail correctly.
Why is a high-end kitchen so far above a showroom quote?
Because most of the money sits in things a showroom price never includes: custom cabinetry, natural stone, a panel that can carry the appliances, a beam where a wall used to be, and permitted rough-ins that pass inspection. We scope it in writing after walking your house, so you are comparing a specification rather than a per-foot guess. If price is the only variable that matters, we will say so early and part on friendly terms.
