Who issues the permit for a whole-home remodel in Pompano Beach?
The City of Pompano Beach Development Services Department, through its Building Permitting and Inspections division. Submittals go in on the Broward County Uniform Building Permit Application with the structural, plumbing, electrical and mechanical checklists attached, plus zoning review and, before demolition starts, the county asbestos submittal. Code administration sits under the Broward County Board of Rules and Appeals, so the amendments and the inspector certifications are countywide even though your reviewer is a city employee. We file all of it.
Is Pompano Beach really in the zone that needs Miami-Dade product approvals?
Broward County is inside the High-Velocity Hurricane Zone right alongside Miami-Dade, so yes. Every window, exterior door, shutter, garage door and roof system needs a current Miami-Dade Notice of Acceptance or Florida Product Approval, identified on the submittal and matched to the design pressures for that specific opening. Roofing carries its own HVHZ application. Product that passes in Orlando gets rejected here, which is a good reason not to buy openings before your contractor sees them.
We are on a canal. Does flood elevation limit what we can do?
It can, and the answer turns on your flood zone and how much you are spending relative to the value of the building. Federal substantial improvement rules are the ones to understand early: cross the threshold and the entire structure has to be brought into flood compliance, not only the part you touched. The city runs a floodplain review alongside the building permit, and elevation certificates appear in the inspection list. We check this before anybody starts drawing.
Can we stay in the house while you gut it?
Usually not through the loud half. A true whole-home remodel means no working kitchen, open ceilings, and a slab that gets cut. Some clients keep a guest wing or a garage apartment habitable and we build dust barriers with separate access, but most move out from demolition through rough inspections and return for finishes. We tell you which one applies at the walk-through, not after the short-term lease is signed.
What should a high-end whole-home remodel here cost?
It depends less on square footage than on how much of the building you are replacing. Refinishing what is already there, replacing every system behind the walls, and moving structure on top of that are three separate projects carrying three separate budgets. We scope and price against a written specification so the signed number holds unless you change something or the house hides something.
