Permitting & Compliance in Pompano Beach
Where a Pompano permit really gets decided.
Most permit trouble in Pompano Beach is inherited. A boat lift went in on a Garden Isles canal lot and nobody called for the inspection. A screened patio in Cypress Cove got glassed in and quietly became a family room. A unit off Briny Avenue has been gutted twice and only one of those jobs left a file behind. None of it matters until a buyer's title search or a lender's appraiser pulls the permit history on the address, and then it matters enormously, on a deadline somebody else chose for you.
Permits are issued by the City of Pompano Beach Development Services Department, through its Building Permitting and Inspections division at City Hall on West Atlantic Boulevard, and filed on the Broward County Uniform Building Permit Application. Above the city sits a countywide layer: the Broward County Board of Rules and Appeals publishes the county's amendments to the Florida Building Code, certifies the plans examiners and inspectors assigned to your job, hears appeals of their decisions and issues formal interpretations. Broward is in the High-Velocity Hurricane Zone, so windows, doors and roofing need approved products with the anchor details attached.
Twenty-plus years in South Florida and more than 150 permitted, inspected remodels and additions leave a side effect: we have read a great deal of other people's paperwork. A compliance job starts with the record rather than the drawings, every permit ever pulled on the address, what was signed off and where it stopped. Then we open up whatever has to be seen, engage the engineer, architect or surveyor the file calls for instead of pretending to be one, and put the superintendent who ran the work in front of the inspector. Nobody here sells a shortcut.

Where we work in Pompano Beach
Elsewhere in Pompano Beach? Call us — if it's in Miami-Dade or Broward, we probably build there.
What's included
The files we open and the ones we close.
Half of this work begins as a plan. The other half begins as a problem somebody else created. Either way the record gets read before a price gets written.
Permits left open
Pulling the full permit history on the address, matching it against what is physically standing, then reviving, amending or re-inspecting until the city marks the file closed.
Work nobody filed
Garage bedrooms, enclosed patios, boat lifts and generators added without a permit: documented as built, engineered where the structure demands it, inspected against today's code.
Impact products, documented
Windows, doors and roof assemblies carried with a current Notice of Acceptance or Florida Product Approval, anchored the way that approval specifies rather than the customary way.
Inspections to a signed final
Rough through final booked in a sequence the building can actually deliver, with a PGX supervisor meeting each inspector so the last signature genuinely happens.
Safety inspection repairs
Spalling concrete, corroded rebar, railings and waterproofing that a milestone report or a structural integrity reserve study puts on a Pompano Beach association's list, permitted as one package.
