Pompano Beach lots from the canal-subdivision era are wider than they look and shallower than you would like, which makes an addition a design problem before it becomes a construction problem. The usual moves are familiar: a rear great room and primary suite pushed toward the water in Harbor Village or Snug Harbor, a second story over a single-story ranch in Santa Barbara Shores where the lot has nothing left to give, a garage or carport turned into a guest suite around Old Pompano, and full in-law wings on the deeper lots west of Federal Highway.

Nothing the City of Pompano Beach issues on a house is heavier than an addition permit. Development Services wants a signed and sealed plan set with survey, foundation plan, elevations, structural details and a window and door schedule, plus a geotechnical report with foundation recommendations, truss engineering, energy calculations and Manual J loads, a zoning compliance application, a tree permit if anything is growing near the work, and a floodplain application. Broward County environmental review enters where site work and drainage do. Inspections open at footings and formboard survey and close with a final survey and elevation certificate.

The half of an addition budget nobody photographs is footings, steel and tie-beams, and it decides whether the seam between old and new ever shows. We tie new foundations into existing ones correctly, match stucco texture and roof profile so the addition does not announce itself from the street, and keep the occupied portion of the house sealed off, powered and livable while the new part goes up. Everything is priced off a written specification, a superintendent runs the site daily, and one team carries the job from feasibility through warranty. How long from first meeting to a finished room?
Front-load your patience. Design, structural and civil engineering, the geotechnical report and city plan review commonly consume several months before a footing is poured, and construction on a substantial addition runs several more. A year from first conversation to furniture is a realistic frame for a large rear wing or a second story. We put the whole timeline in writing, review phases included, so no part of the process feels like a mystery gap.
Will FEMA rules stop me adding on to a canal house?
Rarely stop, sometimes reshape. The federal substantial improvement test weighs your construction spend against what the existing building is worth, and crossing that line means the entire building has to meet current flood requirements, which can mean raising finished floor levels or reworking enclosures below elevation. On some properties that turns an addition into a partial rebuild. Much better to learn it during feasibility than halfway through plan review, so we run the numbers early.
Does a second story need a brand new foundation?
Not usually a new one, but it does need a verified one. An engineer evaluates the existing footings, block walls and tie-beams against the new loads, and the geotechnical report tells everyone what the soil will accept. Sometimes reinforcement, added columns or localized underpinning is enough. Now and then the arithmetic favors going out instead of up, and we would rather tell you that than sell you the more expensive job.
Does anyone besides the city have to approve this?
Depends on the address. If your property sits in a homeowners' association, its written approval letter goes into the city package, and under current Florida law an architectural committee cannot make you hold a building permit before it will review your plans, so the two tracks can run together. Site work and drainage can pull Broward County environmental review into the picture. Trees near the footprint need a permit and a protection plan through the city's urban forestry side, with their own inspections.
What happens to the rest of the house while you build?
We seal the addition off from the occupied house with hard partitions, keep power, water and air conditioning running on the lived-in side, and stage material where it does not block your driveway. The loud stretches are demolition, the tie-in when the existing exterior wall is opened, and roof work. Most Pompano Beach clients stay put through an addition and relocate only for the week or two around tie-in. We schedule those days with you in advance.
