Home Remodeling in Deerfield Beach

Local knowledge, from the Cove westward.

Deerfield Beach keeps its best housing stock east of Federal Highway and out of sight. The Cove holds roughly a thousand single-family homes threaded through about twenty finger canals off the Intracoastal, and a single street can run from a 1960s terrazzo-floored ranch to a glass-walled rebuild finished last spring. Head west and Deer Creek spreads over 600 acres and fifteen subdivisions of homes built from 1974 onward, with Villages of Hillsboro, Coquina Lakes and Independence Bay filling the gaps. Owners in all of them ask for the same thing: the layout opened, the systems replaced, the storm exposure solved in one pass.

Permits run through the City of Deerfield Beach Building Division on NE 2nd Avenue, which takes submittals online through GeoCivix and through ePermitsOneStop, the site the city shares with Broward County so county reviews ride along. Inspection requests filed by 3 p.m. are picked up the next business day, and every residential application needs the city's HOA affidavit, association or no association. Above the city sits the Broward County Board of Rules and Appeals, which reviews local code amendments, issues formal interpretations, and certifies the officials and inspectors who show up at your door. Broward is High-Velocity Hurricane Zone territory, so every opening carries HVHZ product approval.

Behind that sit 20-plus years of South Florida construction and more than 150 remodels and additions delivered, all of them permitted and inspected. On a whole-house job the scope is settled in writing before the first wall comes down, a supervisor is on site every day, and the rooms we are not touching get treated as finished goods — masked, papered, swept nightly. One team carries the work from estimate through final inspection and warranty. That means one number to call at seven in the morning, and one person who cannot pass the question along.

FAQ

Straight answers.

Do I need a permit to gut and remodel a house in Deerfield Beach?
Yes. Anything touching structure, plumbing, electrical, mechanical or exterior openings goes through the city's Building Division for plan review, then a sequence of inspections. Deerfield Beach also wants the owner's signature on the application and a completed HOA affidavit for every residential permit. Skipping the process is a short-term saving with a long tail: unpermitted work surfaces during a sale, during an insurance claim, and during the next permit you apply for.
What is the Broward County Board of Rules and Appeals, and does it affect my project?
It is the county-level code body that sits above every Broward building department. Established under the county charter, it reviews local amendments to the Florida Building and Fire Prevention codes, issues formal interpretations of code sections, hears appeals of building and fire official decisions, and certifies the building officials, plans examiners and inspectors working in Broward cities. You will never sit in front of it. Its practical effect is that inspection standards stay consistent from Deerfield Beach to Weston.
My Cove house sits in a flood zone. Does that cap what I can spend?
It shapes the project rather than capping it. Much of the canal side falls in FEMA AE or AH zones, and the federal substantial improvement rule compares the cost of your work against the market value of the structure; cross fifty percent and the whole building must be brought into flood compliance. Deerfield Beach participates in the Community Rating System and publishes elevation certificates on its map, so we run that math before design, not during permitting.
How long does a whole-home remodel take here?
Design and engineering usually take a couple of months, permitting adds time that varies with how complete the submittal is, and construction on a full house commonly runs six months to a year depending on structural work and how much of it is custom. Canal-lot projects with flood-elevation questions run longer on the front end. You get a written schedule with the estimate, and daily supervision exists partly to defend it.
What should a full gut in Deerfield Beach cost?
A finish-level refresh and a full gut with new service, new plumbing and new openings are not the same species of project, so a single number would be theater. What we commit to is a fixed written scope with real allowances instead of placeholders, so the figure you sign is the figure you pay barring documented surprises. PGX is a high-end contractor and rarely the lowest of three bids. Clients hire us for the certainty.
