Twenty-odd finger canals mean most of these lots end at a seawall with a dock, and the ground between the slider and the water earns its keep twelve months a year. Inland, around Deer Creek, Crystal Lake and Eastway Park, it is fairway and lake frontage instead of dockage, with the same appetite for an outdoor room that still works in August.

Exterior work is where a Deerfield Beach project stops being purely a city matter. Structures and the gas, water and electrical serving a summer kitchen are permitted through the city's Building Division, and the city's landscape code and tree programs govern what comes out of the ground. Anything in, on or under surface waters, including seawall repair or replacement, a new dock, dredging and mangrove trimming, is licensed separately by Broward County's Aquatic and Wetland Resources Program, and ePermitsOneStop is where the two tracks meet. Do I need a county approval for seawall or dock work on my Cove canal?
Yes, in addition to the city permit. Broward County's Aquatic and Wetland Resources Program licenses work in, on or under surface waters: seawalls, docks, dredge and fill, mangrove trimming. The county has also published regional guidance on seawall standards intended to keep tidal barriers effective as sea levels rise. Practically, that means two review tracks and a schedule that respects both. We manage the sequencing rather than handing you a phone number.
Is a permit required for a summer kitchen or a pergola?
For both. The structure needs a building permit with engineered footings and connections rated for our wind loads, and the gas, water and electrical runs need their own trade permits and inspections. It feels like a lot of paper for a grill and a roof, right up until a storm removes an unengineered pergola from someone else's yard. We fold the approvals into the contract as our work, not your homework.
Will the Community Appearance Board review my backyard project?
Not for a single-family home. The Deerfield Beach Community Appearance Board reviews exterior aesthetics for multi-family, commercial and industrial properties, so a house terrace or summer kitchen goes through building and zoning review rather than an aesthetics hearing. A condominium terrace or a building-wide exterior change is a different story, and so is any community with its own architectural committee. We confirm which path applies at the first site visit.
How does being on the Intracoastal change what you specify?
Materially. Salt-laden air off the water finds ordinary stainless, powder-coated aluminum and builder-grade hardware within a couple of seasons, so waterfront scopes get marine-grade stainless, dense stone sealed on a schedule, coated fasteners and finishes chosen for exposure rather than showroom appeal. Outdoor cabinetry in particular is where budgets get quietly cut and regretted. Specify correctly once and the terrace ages with the house instead of ahead of it.
What should a full outdoor living project cost?
What drives it is structure and utilities, not the size of the slab. A rebuilt paver terrace is one conversation; a covered outdoor room with a full summer kitchen, gas, water, electrical and engineered footings is genuinely another, and shoreline work with county licensing sits in its own category. We walk the yard, write a specification, and price against it so you are comparing real scopes rather than per-foot guesses that ignore what is under the slab.
