Almost nothing here predates the 1970s, and the housing arrived in two distinct waves: acreage estates out in Pine Tree Estates and The Ranches, then the master-planned surge that produced Country Place, Cypress Head, Parkland Isles and Heron Bay through the 1990s and 2000s. Those production houses are large and structurally sound and thoroughly of their decade inside, with formal rooms nobody enters and bulkhead soffits ringed in recessed cans. Who issues the building permit for a remodel in Parkland?
The City of Parkland Building Department, part of Development Services at City Hall on University Drive. Applications and drawings go up through the city's online permitting portal, and the submittal needs a survey less than a year old alongside signed and sealed plans. Standing behind the city is the Broward County Board of Rules and Appeals, which certifies the plans examiners and inspectors and maintains the county's code amendments. Filing and the inspection calendar are our job, not yours.
Does my HOA have to approve the work before the city does?
Practically, yes, and it runs on a separate track from the permit. Parkland is association country: Heron Bay, Parkland Golf & Country Club, Cypress Head, the MiraLago communities and most of the rest operate architectural review committees with their own packets, meeting calendars, contractor registration and work-hour rules. The city does not enforce private covenants, and your board does not issue permits. We build both approvals into one schedule so neither ambushes the other.
How long is a whole-house remodel from first call to move-back?
Design and engineering usually occupy a couple of months. Architectural review adds weeks depending on when the committee next meets, and city plan review adds more on top. Construction on a full interior gut commonly runs several months, longer once structure moves. The honest framing is seasons rather than weeks. We publish a written schedule alongside the estimate, then supervise daily to defend it instead of explaining it afterward.
What should a high-end remodel in Parkland cost?
It depends entirely on how much of the house genuinely changes, and anyone quoting a square-foot number before walking the property is guessing at your expense. A finish refresh and a gut that relocates plumbing, structure and mechanicals are different projects with different budgets. What we commit to is a scope written line by line with allowances tied to real selections, so the figure you sign is the figure you pay. We do not try to be the low number in a stack of three.
Do we have to move out while you work?
Sometimes. Parkland houses are large enough that phasing works more often than it does in smaller stock, and a two-story plan can let a family live upstairs while everything downstairs is open. Dust barriers, protected walking routes and a functioning kitchen somewhere are the minimum conditions. When the scope takes out every bathroom and the air handler in the same week, we say so early so you can arrange a rental rather than endure two bad months.
