Does Coral Springs really regulate what color I paint my house?
It regulates which colors will not get you a citation, which amounts to the same thing. Community Development publishes an approved exterior palette and expects a paint application before a house is repainted, so the selection is confirmed rather than discovered afterward. Strongly saturated and very dark shades generally fall outside it. If you also sit in an association, its palette narrows the field further, and the stricter of the two governs. We confirm the color against both lists before anyone orders material.
What is the realistic timeline on a gut renovation?
Design and engineering first, then plan review at the Building Department, then construction, and the front half is the part people underestimate. A straightforward interior gut can be permitted in weeks; anything structural takes longer. Construction on a full house commonly runs several months, more when custom cabinetry or an HOA architectural review sits in the path. You get a written schedule attached to the estimate and a supervisor whose job is defending it.
My HOA has architectural review. Who deals with that, me or you?
We assemble the submittal package and you sign it, because most associations will only accept an application from the owner of record. What we supply is what boards actually want: elevations, material and color selections, a site plan, and current license and insurance certificates. We also plan around gate access, delivery windows and quiet hours, which is the part that quietly wrecks other people's schedules in the gated sections.
Is my house structurally different from an older Miami home?
Mostly in age and detailing rather than in material. Coral Springs is concrete block and stucco like the rest of South Florida, but the housing stock starts in the mid-1960s, so you are typically working with tie-beam construction, original single-pane glazing, and occasionally aluminum branch wiring in the narrow band of houses built in the late 1960s and early 1970s. Block walls do make structural openings predictable once an engineer sizes the beam.
How much do Coral Springs gut renovations run?
Wide, and driven by how far past cosmetic the scope goes. Replacing mechanicals, moving walls and reglazing a house in impact units is a different order of project than new floors and paint.
