The back yard is the cheapest square footage in Coral Springs and the least used. Lots here are generous by South Florida standards, particularly in the older sections along Riverside Drive and through Westview, and the golf and lake frontage around Eagle Trace, Wyndham Lakes and Cypress Run gives a lot of houses a view worth building toward. What owners want now is an outdoor room rather than a slab and a grill: a summer kitchen with real utilities, shade that survives a storm, and a pool deck that actually drains.

Outdoor living is where Coral Springs regulates hardest, because almost all of it is visible from somewhere. Patios and pool decks, screen enclosures, pergolas, driveway pavers, fences, retaining walls, gas systems, generators and even swale work each carry their own permit through the Coral Springs Building Department, and residential tree removal has a separate application. Exterior color has to land inside the city's approved palette, and roof tile has to come off the pre-approved list, so a covered patio roof is a selection with rules attached. Anything anchored is engineered for HVHZ wind loads.

We build outside to the standard we use inside. Gas, water and electrical for a summer kitchen are permitted trades, not weekend work. Cover and pergola footings are engineered and inspected before concrete. Deck drainage is planned so water leaves the house instead of collecting against the foundation, and materials are specified for sun, salt-laden air and chlorine rather than for a showroom photograph. FAQ

Straight answers.

Do I need a permit for a pergola or an outdoor kitchen?
Yes, and usually more than one. The structure takes a building permit, the gas line takes a gas permit, the circuits take an electrical permit and the water line takes a plumbing permit. Coral Springs also permits screen enclosures, pool decks, driveway pavers, fences, retaining walls and generators separately. It is more paperwork than a covered patio looks like it deserves, and it is also why an appraiser and a future buyer treat the work as an asset.
Can I put a dark tile roof on a covered patio here?
Probably not, and this catches people late in the process. Coral Springs maintains a list of pre-approved roof tile colors and profiles for single-family homes, and tiles with heavy antiquing, very dark colors or high-contrast blends generally are not on it. Exterior paint works the same way, off the city's approved palette. Both are selection decisions with rules attached, so we confirm every one against the city list and your association's rules before anything is ordered.
How does HOA architectural review work for a backyard project?
Most Coral Springs associations want a submittal before the city does: a site plan showing the structure's footprint and distance to your property lines, elevations, materials, colors and the contractor's license and insurance. Approval times vary with each board's meeting calendar, which is why we start that clock in parallel with permit drawings rather than after them. In the gated communities we also register crews and vehicles for gate access.
Will a screen enclosure survive a hurricane?
A properly engineered and permitted one is designed to, which is a different sentence from a guarantee. Aluminum enclosures in Broward are engineered for High-Velocity Hurricane Zone wind loads with specified anchor patterns into the deck and the host wall, and the inspection verifies those anchors before screen goes on. The failures people describe are usually old structures, undersized fasteners or work that was never permitted. Ask to see the engineering.
What does a full outdoor living project run?
Utilities and structure drive it far more than square footage does. A paver patio is one budget; a covered outdoor room with a summer kitchen, gas, water, power and a tile roof is genuinely another, and appliance and stone selections move the number as much as the footprint. We scope after walking the yard, checking how it drains and reading your association's rules, so the price reflects the project rather than a per-foot average.
