Plantation Acres runs between Hiatus Road and Flamingo Road, north of the North New River Canal, and it is the part of Broward that never got carved into quarter-acre lots. Most parcels here are an acre or larger. The houses sitting on them are a mixed bag: long single-story ranches from the late sixties and seventies, eighties customs with vaulted great rooms, and newer estate builds around Melaleuca Isles, Plantation Isles and Plantation Acres Estates. Owners buy the land first. Then they rebuild the house inside it.
The City of Plantation's Department of Building Safety issues the permit, with drawings submitted for electronic plan review through the city's own portal. Out here there is a step ahead of that: work in the Acres usually needs the Plantation Acres Improvement District's approval stamp before the city takes the application. Above both sits the county: the Broward County Board of Rules and Appeals administers the Florida Building Code countywide, publishes Broward's amendments, certifies building officials and inspectors, and issues formal interpretations when a section is disputed. Broward also sits in the High-Velocity Hurricane Zone, so every new window and door needs HVHZ product approval.
