Davie is two housing markets wearing one town name. West of Flamingo Road you get acreage: 1960s through 1980s ranch houses on an acre or more along the Griffin Road and Orange Drive corridors, often with a barn, a paddock and a bridle trail at the property line. East and north sit the built-out gated communities: Long Lake Ranches, Imagination Farms, Forest Ridge, Grand Oaks Estates, where 1990s and 2000s estate homes have generous bones and dated everything. Whole-home remodeling here means solving one problem or the other.

The Town of Davie Building Division on Southwest 36th Street issues the permit, and it moved to online submittal through its OAS portal, so the plan set arrives as files rather than rolled paper. Above the town sits one more layer of authority: the Broward County Board of Rules and Appeals, which maintains the county's amendments to the Florida Building Code, certifies the officials and inspectors who will review your job, and issues the formal code interpretations that settle arguments. Broward is High-Velocity Hurricane Zone territory too, so every new window, door and skylight needs current product approval.

How long does the Town of Davie take to review remodel plans?
It depends on completeness far more than luck. Residential permits are filed as a master permit with the trades under it, and a clean, fully sealed package with product approvals attached tends to move in weeks rather than months. Missing structural calculations or a stale survey buys you a rejection cycle. We assemble the submittal so the first review is the one that counts, and we chase the corrections ourselves.
Who is the Broward County Board of Rules and Appeals?
Indirectly, and constantly. BORA is Broward's code-administration layer: it maintains the county amendments to the Florida Building Code, certifies building officials, plans examiners and inspectors across every Broward municipality, recertifies the building departments themselves, and hears appeals and formal interpretation requests. You will never sit in front of it for a kitchen. But it is why a Broward plan review can differ from a Miami-Dade one on the same drawing, and why we submit differently on each side of the county line.
My community has an HOA architectural committee. Who approves what?
Both, in sequence, and the order matters. In Long Lake Ranches, Imagination Farms, Forest Ridge and the other guard-gated communities, the association reviews anything visible: roof color, window profiles, driveway material, exterior paint, generator and pool equipment placement. The Town of Davie reviews code and zoning. Association approval is not a building permit and a building permit is not association approval. We prepare both packages from the same drawings so the two do not contradict each other.
What is a realistic budget for a Davie remodel?
Honestly, the spread is enormous, because a cosmetic refresh inside a gated-community house and a full gut of an acreage ranch with new well equipment, added septic capacity and a new roof are different projects wearing the same label. What we commit to is a fixed written scope with named allowances, not a headline number that grows. PGX sits at the high end of the Broward market, and if low bid is the deciding factor we would rather say so at the first meeting.
Can we stay in the house while you remodel it?
On an acre lot with a guest house or a converted garage apartment, sometimes yes, and we phase the work to make that possible. In a full gut with the ceilings open, no air conditioning and one working hose bib, no. Davie families with horses on the property usually stay close and move into part of the house or a rental nearby. We will lay out the phasing honestly before demolition, including which weeks are genuinely unlivable.
