Bathroom Remodeling in Davie

The room that punishes shortcuts.

The bathroom is the first thing that dates a Davie house and the last thing anyone budgets properly. Ranch homes in Shenandoah, Rolling Hills and out on the western acreage still carry the original hall bath with a steel tub, a 30-inch vanity and a window in the shower. The gated-community houses in Forest Ridge and Harmony Estates got a builder primary bath with a garden tub nobody has filled since 2004 and a shower built for one short person. Owners here consolidate: one genuine primary suite, and guest baths that stop apologizing.

Bathroom work in Davie is permitted through the Town of Davie Building Division, with plumbing, electrical and mechanical inspections along the way, and Broward's county amendments to the Florida Building Code apply as the Board of Rules and Appeals maintains them. The local complication is downstream. If your property is on septic, adding a bathroom or converting a half bath to a full one changes the load the system must carry, and the Florida Department of Health in Broward County, which still runs onsite sewage permitting locally, reviews that before the town issues anything. On sewer, you skip that step and go straight to plan review.

We treat a bathroom as a waterproof box that happens to have plumbing in it. The pan gets built, the membrane gets flooded and left overnight, and only then does tile arrive. Blocking for heavy glass goes in while the walls are open, niches are laid out to the tile module instead of to the plumber's convenience, and exhaust ducts to the outside rather than into an attic. Fixed written scope, daily supervision, licensed and insured under CGC1539072, permitted and inspected end to end.

What's included

What a bath project includes.

Every fixture, tile size and drain location is settled on paper before the first sledgehammer. These are the pieces that come up most in Davie.

01

Borrowing the spare bedroom

Absorbing an adjacent bedroom or oversized closet to build a real primary suite, with new plumbing runs, framing and permits handled as one package.

02

Curbless and low-curb showers

Recessed pans where the slab allows, linear drains, and sloped substrates verified before waterproofing rather than discovered afterward by a puddle.

03

Freestanding tubs, supported

Tub selection matched to floor structure and supply routing, with filler placement resolved before the slab goes down instead of after.

04

Stone, tile and glass

Large-format porcelain, marble and quartzite set on flat substrate, with frameless enclosures templated to the finished walls so gaps stay honest.

05

Septic-aware fixture counts

Checking existing drainfield capacity before the design adds a fifth bathroom, so the county health review is a formality instead of a redesign.

FAQ

Straight answers.

Will adding a bathroom overload my septic system?
It might, and that is a design question rather than a construction surprise. Onsite systems are approved for a certain load, and adding bathrooms or a full second-floor suite can push past it, which means expanding the drainfield or replacing the system. The county health office reviews and stamps that before the Town of Davie will issue a building permit. We investigate what is in the ground during the estimate, not during demolition.
Can I have a curbless shower on a concrete slab?
Often yes, sometimes with compromise. On slab-on-grade construction we cut and recess the pan area and reroute drain lines to get the slope without a curb, which is real work but routine. Where post-tension cables, shallow footings or an existing drain path make cutting a bad idea, a low-profile curb with a flush threshold gets you most of the look. We tell you which one your floor supports before the tile selection meeting.
Does well water damage bathroom finishes?
Untreated well water will mark polished nickel, etch nothing but stain everything, and leave orange shadows on white stone. In the acreage sections we check what softening or iron removal is already installed, size treatment where it is missing, and choose finishes and grout that hide the water chemistry you have. It is a cheaper conversation before the marble is ordered than after the first month of showers.
How long does a primary bathroom take?
Plan on a couple of months on site for a full primary bath, longer if we are moving walls or rebuilding the closet with it. The waiting is not glamorous: flood tests take a night, mortar beds and self-levelers need to cure, and slab glass is templated only after the tile is finished, then fabricated. Rushing any of those three is exactly how a bathroom fails. We schedule the cure times instead of pretending they do not exist.
What does a high-end bathroom remodel run?
Wide range, and the drivers are not where people expect. Stone and glass are visible costs; the ones that move a budget quietly are structural changes, drain relocation, septic implications and the electrical work behind heated floors, steam or a proper exhaust path. We scope the room after we see what is behind the walls, then give you one fixed written number. As a high-end contractor we sell certainty and finish quality rather than the lowest proposal.
