Bathrooms are where Parkland houses show their age first. The two-thousands primary suite arrived with a corner garden tub under a glass block window, a separate shower roughly the size of a phone booth, cultured marble tops and a toilet room behind a louvered door. Nobody has filled that tub since closing day. Owners in Terramar, Watercrest and Cypress Cay, and on the older Country Place and Cypress Head streets, keep commissioning the same renovation: the tub goes, the shower absorbs the space, and the vanity wall gets rebuilt around storage that actually holds something.

Bathroom work here is permitted through the Parkland Building Department, with separate plumbing, electrical and mechanical inspections before anything gets covered, and that sequence is the entire point, since it is the only proof the rough plumbing and the waterproofing were right. Broward inspectors are certified through the county Board of Rules and Appeals and work from the Broward amendments layered onto the Florida Building Code. Out on the acreage in Pine Tree Estates and The Ranches there is an extra question, because those sections are not on city water and sewer. A private well and a septic system change what a bathroom project involves.

I am on well water in Pine Tree Estates. Does that change a bathroom remodel?
It changes the specification more than the construction. Many properties in Pine Tree Estates and The Ranches sit outside city water and sewer and draw from a private well, and untreated South Florida groundwater is hard and frequently heavy in iron. It stains stone, spots glass and shortens the life of cartridges and finishes. We size filtration and softening into the scope and choose fixture finishes that tolerate the water, instead of letting you discover the problem in year two.
Can I add a bathroom if the house is on septic?
Sometimes, but the septic system decides that, not the floor plan. Adding fixtures or bedrooms increases the load an onsite system has to carry, and that gets permitted separately from your city building permit, through the Florida Department of Health in Broward County, which still runs onsite sewage permitting locally. The drainfield may need enlarging or replacing, and its footprint plus the required setbacks shape where new construction can go at all. On acreage lots we get the system evaluated before drawings are finalized.
Which parts of a bathroom renovation need a permit?
For anything past paint and a new mirror, yes. Replacing or relocating plumbing, altering circuits, adding an exhaust fan or changing the layout all require permits from the Parkland Building Department and inspections along the way. Cosmetic maintenance under the city's small-repair threshold does not. The inspection record is worth having for its own sake, since it documents that the pan and the rough plumbing were approved before tile hid them from view.
Can I get a curbless shower on a slab?
Often. On the ground floor it means saw-cutting and recessing the slab, rerouting the drain and re-pouring, all of which is routine and all of which gets permitted. Upstairs we sink the pan into the framing instead. Where the structure genuinely refuses to cooperate, a low-profile curb with correct slope is the honest alternative, and you will hear which one your house supports before you commit to a photograph you saved.
What kind of budget does a primary suite bath take?
The visible half is stone, glass and fixtures. The invisible half is waterproofing, new supply and drain lines, ventilation and electrical, and that is the half people underestimate. A guest bath and a full primary suite rebuild are not remotely the same project. We would rather measure than guess, so the number arrives after a site visit and lands in writing against a named specification. We compete on finish quality and certainty.
