Bathroom Remodeling in Coral Springs

Where the 1970s bathroom ends.

Ask a Coral Springs homeowner what bothers them and the bathroom answer arrives quickly. The city's original stock in Forest Hills, Maplewood and Ramblewood came with a hall bath and a modest primary, both planned around a sixty-inch tub and a single vanity. Even the roomier 1990s houses in Turtle Run and Wyndham Lakes handed you square footage without handing you a shower you would choose on purpose. Bathroom remodeling here is therefore a redistribution project: annexing a closet, shifting a doorway, and building the suite the plan never contained.

Permits come from the City of Coral Springs Building Department, and the inspection sequence of plumbing rough, electrical rough, then close-in is precisely why a properly built bath outlasts a cosmetic one. Adding or enlarging a window pulls in zoning review from Community Development, and any new exterior glazing carries a High-Velocity Hurricane Zone approval because Broward is inside the HVHZ. Behind the walls, expect what the era handed you: cast iron or early plastic drains, copper or polybutylene supply on some houses, and slabs poured with no thought of a curbless entry.

A bathroom is the least forgiving room in a house and the easiest one to get quietly wrong. Membranes get flood-tested and held before a single tile is set. Slopes are verified with a level, heavy glass hangs on blocking installed while the walls were open, and niches get framed where you will actually reach for them. Every finished surface between the front door and the work zone is protected, because the rest of your house is not a job site. Fixed written scope, daily supervision, inspections signed off in order.

What's included

What we rebuild behind the tile.

Nothing gets ordered until the written scope is agreed, whether it is a powder room or a full suite. These are the pieces that decide whether it lasts.

01

Borrowing a closet

Absorbing an adjacent closet or hallway to build a genuine primary suite, with framing, door relocation and plumbing rough-ins drawn and permitted as one job.

02

Pans filled and held

Membrane pans filled and held before any tile goes down, with linear or point drains set to a slope we measure rather than estimate by eye.

03

Curbless entries where possible

Recessing the pan into a slab or dropping second-floor framing when the structure allows, and saying plainly when a low curb is the better answer.

04

Repiping while it is open

Replacing aging supply and drain lines during the same demolition, which is the only moment in a house's life when that work is genuinely inexpensive.

05

Ventilation and layered light

A fan sized to the room and vented past the soffit, plus sconces at mirror height so nobody shaves under a single downlight.

FAQ

Straight answers.

Can I skip the permit if we are only replacing fixtures?
Swapping a faucet or a toilet in place, no permit needed. Anything that moves a drain, alters a supply line, changes electrical or adds ventilation, yes. The Coral Springs Building Department permits it and inspects it before it disappears behind cement board, and that sequence is worth having. It is also the paperwork a buyer's inspector looks for later, and retroactive permitting on a finished bathroom is an expensive way to learn this.
How do I know if my house has polybutylene supply lines?
Age plus a look under the sink usually answers it. Gray flexible plastic pipe with crimped fittings, common in houses built from the late 1970s into the mid-1990s, is the material people mean, and plenty of Coral Springs homes fall inside that window. If demolition exposes it, replacing that run while access is free costs a fraction of doing it after tile. We look before pricing and present it as a decision, not a surprise.
Will the city or my HOA care what I do inside a bathroom?
The city cares about code, not taste, so interior finish choices are yours. Your association cares about whatever spills outside: contractor parking, work hours, debris containers and, in the gated communities off Coral Ridge Drive and Riverside Drive, gate access lists and registered vehicles. If the scope adds or enlarges a window, that becomes an exterior change and both zoning review and architectural review can apply.
Can two bathrooms be remodeled at the same time?
Yes, and it is usually the cheaper way to get both. Shared demolition, one plumbing mobilization, one tile crew and one inspection cycle beat running the same project twice a year apart. The condition is keeping a working bathroom somewhere in the house, which most Coral Springs floor plans allow comfortably. We phase around whichever bath has to stay live and protect the route to it.
What actually drives the price of a primary bath?
Stone and glass are visible and expensive; the drains, supply lines, waterproofing and ventilation behind them are invisible and just as expensive. Layout changes that move plumbing cost more than layout changes that do not, and slab work costs more than framed floors. We price after seeing the space and understanding the building, and the number you sign is the number you pay unless something genuinely hidden turns up, documented in writing.
