Weston came out of a plat book before it came out of the ground. Arvida built it as Indian Trace, renamed it Weston in the mid-1980s, and finished the first houses in Country Isles and Windmill Ranch. The city incorporated in 1996, and Bonaventure voted itself in the next spring. That history is legible in the houses. Emerald Estates and The Ridges are full of 1990s Mediterranean production homes with barrel tile and arched entries, Weston Hills Country Club rings its golf courses with subdivisions, and Windmill Ranch Estates holds custom estates on acre-plus lots. None of it is falling down. Most of it is thirty years past its plan.

Two approvals matter here and only one belongs to government. Nearly every Weston residence sits inside a private development whose architectural review committee sees your elevations before the city does, and those associations register annually with the City Clerk. Permits then run through Weston's Building Code and Permitting Services Department, which enforces the Florida Building Code together with Broward County regulations administered by the Board of Rules and Appeals. Submittals are electronic, digitally signed and sealed, and named to the city's file convention. Impact windows and doors carry High-Velocity Hurricane Zone approvals, because Broward sits in the HVHZ alongside Miami-Dade.

Does my HOA sign off before the city does?
They are separate approvals, and the sane order is association first. Nearly every Weston residence sits inside a private development with its own architectural review, and those associations register annually with the City Clerk. Interior work usually clears quickly. Anything that reads from the street, a roof, a window profile, a driveway, a paint color, wants elevations and product data. We build the association package and the permit set from one drawing set so the two never disagree.
What does the Broward County Board of Rules and Appeals actually do?
It is Broward's code-administration layer, and it is why building departments across the county work from one set of amendments. The Board adopts Broward's amendments to the administrative chapter of the Florida Building Code, certifies building officials and inspectors, hears appeals of a code official's decision, and issues formal interpretations when a code section is genuinely disputed. On a house remodel it runs quietly in the background, and it matters on the day a reviewer and an engineer read one paragraph two ways.
Is a full gut worth it on a house from the nineties?
Usually, if you like the street, because what you buy back is layout and infrastructure rather than square footage. A 1995 Weston house generally has sound bones, a dated plan, and mechanicals at the end of their run. Gutting lets you move walls, replace the panel and the duct work, and put impact glass in every opening at once under one permit, instead of paying mobilization three separate times across the next decade.
What does the schedule really look like?
Design and engineering come first, then association review, then city plan review through the ePermits portal. Small, well-defined scopes can ride Weston's quick permit path, which is built for exactly that. A whole-house set is not one of those. Plan on a few months of drawings and approvals before demolition and several more on site, longer when cabinetry and stone are custom, and add a cycle for every round of corrections. Dates go in writing and we defend them.
Why is your proposal higher than the one next to it?
Usually because it is a different document. Ours is a fixed written scope with named products, allowances tied to real selections, and the behind-the-wall work included rather than discovered in week six. We are a licensed general contractor carrying insurance, permits and daily supervision on every job, Lic. CGC1539072. If price is the only variable, we will say so early and part on good terms. Most of our clients are buying certainty, and certainty has a number.
