Can I turn the screened patio into a real room?
Frequently, and it is a genuine addition rather than an upgrade. The existing slab and footings get evaluated for new load, the openings become impact-rated glass and doors with HVHZ approvals, insulation and mechanical extensions come in, and the roof is built for wind uplift. It is permitted as new conditioned area, which is what makes the square footage count at appraisal. Enclosures done without permits tend to surface at closing and cost more to fix than to have done properly.
Will my association approve an addition at all?
Some Weston communities are open to it and some are restrictive, and the covenants answer that before an architect can. Review typically looks at massing, roof pitch and tile, stucco finish, window profiles and how the new volume reads from the street or the lake. We read the governing documents early, design toward them, and bring the association a complete package instead of a sketch. That is usually the difference between one meeting and three.
How close to the lake or the golf course can I build?
Less close than the yard suggests.
