Can I build a guest house on my Davie acreage?
Frequently, and it is one of the most common requests we get out west. Whether a detached accessory dwelling is permitted, how big it can be, how far it must sit from property lines and whether it can have a full kitchen all depend on your zoning district and the parcel size. Utilities matter just as much: a second structure on well and septic is a capacity question before it is a design question. We check the zoning and the ground before drawing anything.
Does the flood map affect my addition?
It can, and in Davie it often does. A large share of the town falls inside a special flood hazard area, so an addition may need to meet floodplain construction requirements, and finished floor elevation gets documented with an elevation certificate. If the work is extensive enough to count as substantial improvement measured against the building's value, the whole structure can be pulled into compliance.
