Outdoor Living & Exterior in Davie

Backyards measured in acres.

Nobody moves to Davie for a patio. They move for space, and the back yard is where that pays off: an acre of St. Augustine, a pool, a paddock fence and a sunset with nothing between you and it. So outdoor projects here are built at a different scale. A covered lanai deep enough to sit under in a September downpour behind a Long Lake Estates house. A summer kitchen and shaded dining terrace at Imagination Farms. Paver driveways long enough to need drainage design, and a fence line that has to keep horses in and dogs out.

Exterior work is permitted through the Town of Davie Building Division like everything else, and roofed structures need engineering for uplift because Broward is High-Velocity Hurricane Zone territory. A pergola is not a weekend purchase; it is a permitted structure with footings, anchors and calculations. Summer kitchen gas, water and electrical get their own trade permits and inspections. New impervious paving raises drainage questions in a town where most land drains into the C-11 basin, and tree work can involve county environmental permitting. In the gated communities, association design approval comes before all of it.

The outdoor scope gets specified as carefully as any room indoors, which sounds obvious until you have seen a summer kitchen wired with an extension cord. Utilities are permitted and inspected. Footings are poured to an engineer's detail. Grades are set so water leaves the slab and heads for the swale instead of pooling against the house. Materials get chosen for sun, rain and fertilizer overspray rather than for a showroom photograph. Fixed written scope, a supervisor here daily, and a site that stays tidy because your neighbors did not sign up for this.

What's included

What an acre backyard gets.

Terraces, utilities, structures and paving get designed as one project so the drainage, the gas line and the roof line agree with each other.

01

Covered lanais and terraces

Roofed outdoor rooms engineered for uplift, tied into the existing structure properly, with ceilings, fans and lighting finished to interior standards.

02

Summer kitchens wired and plumbed

Permitted gas or LP, water, drainage and dedicated circuits, plus weather-rated cabinetry and stone that survives Broward sun instead of just surviving delivery.

03

Pergolas and shade structures

Freestanding and attached structures with engineered footings and hurricane anchorage, sized to the house rather than to whatever the catalog offered.

04

Driveways, aprons and paving

Long paver or finished-concrete drives on acreage lots, laid with base preparation and pitch so a rainy-season afternoon does not end at your front door.

05

Stucco, paint and re-roof

Exterior restoration, color changes and re-roof coordination sequenced with the outdoor build so scaffolding and tile deliveries happen once, not three times.

FAQ

Straight answers.

Do I need a permit for a pergola or covered patio in Davie?
Yes. Anything with a roof or a permanent structure is a building permit, and in the High-Velocity Hurricane Zone it needs engineered footings and connections designed for uplift, not lag bolts into a slab edge. The gas, water and electrical runs for an outdoor kitchen carry their own trade permits and inspections. If your community has an architectural committee, its approval comes first. We handle the whole sequence as part of the job.
Can I add a big paver driveway or motor court on my acreage lot?
Usually, with attention to drainage and coverage. Zoning districts set limits on how much of the parcel can be covered, and adding impervious paving changes where water goes on a property that likely drains toward the C-11 canal system. We design the pitch, the swales and any required retention so runoff stays on your land instead of your neighbor's, and we confirm setbacks and coverage before ordering a single pallet of pavers.
What holds up outdoors in this climate?
Not much, if it was chosen for the photo. Out here the enemies are UV, afternoon rain, irrigation with well water and lawn chemicals. We specify marine-grade or powder-coated stainless for outdoor kitchens, dense sealed stone or high-quality porcelain for surfaces, aluminum or properly treated structural members, and hardware rated for exposure. Cabinetry marketed as outdoor is not all equal. Spending correctly once beats replacing a grill island in five years.
Should I do the re-roof and impact doors at the same time as the terrace?
If both are on the list, yes, and the savings are real. Roof tie-ins for a new covered lanai are far cleaner when the roof is being replaced anyway, and swapping sliding doors to the back yard is easiest while that wall is already opened up and scaffolded. New openings need current HVHZ product approval regardless. Bundling means one permit strategy, one mobilization and one crew answering for the whole envelope.
What does a full backyard build cost out here?
Structure and utilities move the number far more than square footage does. A paver terrace is one conversation. A roofed outdoor room with a full summer kitchen, gas, water, drainage, lighting and a television that survives humidity is another entirely. Appliance and stone selections swing the number as much as size does. After a site walk we put a written specification and a fixed price in front of you, so you are comparing real scope rather than optimistic guesses.
