Where the Davie kitchen goes wrong.

Davie kitchens fail in two predictable ways. The 1970s and 1980s ranch houses out on the Griffin Road acreage put a small galley behind a wall, facing the driveway instead of the pasture, with a pantry that used to be a closet. The 1990s and 2000s houses in Long Lake Ranches, Riverstone and Stonebrook Estates went the other direction: a vast room with a peninsula, a soffit at nine feet and forty linear feet of honey oak. Both get the same fix, from opposite directions.

A real kitchen remodel touches plumbing, electrical, mechanical and usually structure, which means a permit from the Town of Davie Building Division and inspections at each rough-in. There is no design board reviewing your cabinet doors; the town's Western Theme design manual governs the downtown district along Davie Road and Orange Drive, not your house. Does a Davie kitchen remodel need a permit?
Yes, for anything past paint and pulls. Moving plumbing, adding circuits, re-ducting a hood or opening a wall all require a permit from the Town of Davie Building Division and inspections before things get covered. Since the town moved to online submittal, everything goes in as a sealed digital set. We file it, track the review comments and schedule the inspections, and you get the closed-out paperwork at the end, which matters at resale.
My house is on well water. Will that affect the kitchen?
It affects fixtures, filtration and the pot filler you have been picturing. Well water in western Davie often carries hardness and iron, which stains stone, clouds glass and shortens the life of cartridges in expensive faucets. We look at what treatment equipment is already on the property, size a filtration path for the kitchen, and specify finishes that tolerate the water you actually have rather than the water in the brochure.
Can I get a professional gas range if there is no gas line on my street?
Usually, with a propane tank. Plenty of Davie streets, particularly in the acreage sections, have no natural gas main, so a commercial-style range runs on LP from a tank set on the property. That means tank placement, setbacks, a permitted gas piping run and a pressure test, plus a supplier relationship. It is entirely doable and we do it regularly. It is also a reason to decide on the range before the cabinets are drawn.
How long will my kitchen be out of commission?
Cabinetry lead time sets the schedule, not demolition. Custom packages take months to build, so we order them first and keep your kitchen working until the boxes are close. Once we start, a straightforward kitchen typically runs a couple of months on site; add structural work, new gas piping or a floor replacement and it stretches. We set up a temporary kitchen with a sink and a refrigerator so the household still functions.
What does a high-end Davie kitchen cost?
