Everything gets permitted through the Town of Southwest Ranches, whose building division sits at Town Hall on Griffin Road, runs plan review and inspections under contract, and takes every submittal electronically. Two county layers sit over the town's review. The Broward County Board of Rules and Appeals adopts the county amendments to the Florida Building Code and certifies the officials who will review and inspect your job. And Broward sits inside the High-Velocity Hurricane Zone as well, so every window, door and roof assembly needs an HVHZ product approval. Well and septic parcels bring the Florida Department of Health in Broward County into it too.

A remodel on an acre is a logistics problem as much as a construction one. Who issues the building permit for a remodel in Southwest Ranches?
The Town of Southwest Ranches does, through its building permitting and inspections division at Town Hall on Griffin Road, with plan review and inspection services provided under contract by CAP Government. Applications and drawings are submitted electronically, and the Town also uses Broward County's E-Permits arrangement, so associated county approvals can move alongside the town permit instead of behind it. We prepare and file the whole package, then chase the corrections.
How does the county Board of Rules and Appeals review my plans?
It does not review your plans, and that confusion is common. BORA is Broward's countywide code-administration body: it adopts the Broward amendments to the Florida Building Code, certifies the building officials, plans examiners and inspectors working in the county, issues formal code interpretations, and hears appeals of a code official's decision. Practically, it shapes what your reviewer expects to see, and it is why inspections read the same from Weston to Deerfield Beach.
My house is on a well and septic. Does that change a whole-home remodel?
It changes the sequence and the questions. Most of Southwest Ranches is served by private wells and onsite septic rather than city water and sewer, so before we design new baths or a bigger kitchen we look at the existing septic permit, the drainfield and reserve area, and the well location. Adding fixtures can require a modification permit from the Florida Department of Health in Broward County. Water treatment then gets specified around what your well actually produces.
How long does a whole-home remodel take out here?
Plan in quarters, not weeks. Design and engineering come first, then town review; the Town's own guidance puts residential construction permits in a fifteen-to-thirty working day window for a response, and revisions add cycles. Construction on a large single-story estate commonly runs six months to a year, longer if you are also re-roofing or moving the septic. A written schedule comes with the estimate, and somebody on site owns it.
How much should we set aside for a full remodel?
Square footage out here is the first shock: a 6,000-square-foot ranch costs more to gut than a small bungalow, and the mechanical runs are longer. Beyond that, the number depends on selections and on what the house is hiding. We scope it in writing with real allowances rather than a hopeful headline figure.
