Can our septic handle another bathroom?
It might, and that is worth knowing before design rather than after. Onsite systems are permitted for a certain load, based on bedrooms and fixtures, and a new full bath or a converted bonus room can exceed it. We pull the existing septic permit, locate the tank, drainfield and reserve area, and if the system needs modification we coordinate the application with the Florida Department of Health in Broward County. Sometimes the answer is simply yes, no changes needed.
Do I need a permit for a bathroom remodel here?
Yes for anything structural, plumbing, electrical or ventilation related, which is essentially any real remodel. The Town issues the permit and inspects the rough work before it disappears behind tile, and that sequence protects you: someone besides your contractor confirmed the waterproofing and the rough plumbing. Cosmetic swaps like paint, a mirror or a like-for-like vanity change generally do not. We pull permits, book inspections and hand you the closed-out paperwork.
Our well water leaves orange stains. Can that be solved before we tile?
Yes, and it should be. Iron, hardness and sulfur are common in private wells across western Broward, and they will find your new fixtures, glass and stone within months. The fix is a properly sized treatment train at the house, not a filter under the sink, plus finishes and hardware selected knowing what the water is. We would rather solve it during the remodel than watch a beautiful bathroom stain on schedule.
Can we live in the house while the primary bath is rebuilt?
Usually, and Ranches houses make it easier than most because there is normally another bathroom far enough away to be usable. We seal the work zone, run negative air where dust is a concern, protect the route from the driveway, and keep at least one bathroom online throughout. The stretch you will feel is the plumbing shutdown, which we schedule and keep short. If it ever makes sense to leave, we say so.
What does a primary suite bath cost at this level?
Stone, glass, fixtures and the labor to install them carefully carry most of it, and the invisible half, meaning waterproofing, new drains, venting and any septic coordination, is the part people forget to budget. We will not throw out a number before seeing the space. After a walk-through you get a written scope and a fixed price. We build at a high-end standard and price accordingly, which we say up front.
