Bathroom Remodeling in Plantation Acres

Four bathrooms, none of them right.

A 1978 house in Plantation Acres often has four bathrooms and no primary suite. The arithmetic was different then: a compartment toilet, a fiberglass tub-shower, a four-foot vanity, and a closet sized for a coat rack. What owners in Melaleuca Isles, Plantation Acres Estates and the older sections along NW 118th Avenue do now is annex the adjoining bedroom or an oversized hall closet, build one genuine suite, and then bring the guest baths up to the same standard so the house reads as one house instead of four decades.

Bathroom permits come from the City of Plantation, and the plumbing, electrical and mechanical inspections happen before anything gets closed in. The Acres adds two considerations most Broward neighborhoods skip entirely. Where a home runs on an onsite septic system rather than city sewer, increasing fixture count gets reviewed by the Florida Department of Health in Broward County, which handles septic permitting and inspection here. And any new or enlarged bathroom window needs an HVHZ product approval, since Broward sits inside the High-Velocity Hurricane Zone.

No room punishes shortcuts faster, so we build it in the right order and prove the parts nobody will ever see. Pans get filled and left to sit overnight before a single tile is set. Slopes are checked with a level. Heavy glass hangs on blocking installed while the wall was open, not on a hope and a toggle bolt. The scope is written and signed, a PGX supervisor is here every working day, and the route from your front door to the work gets covered. Insured, and licensed as CGC1539072, with every project on this list permitted and inspected.

What's included

The bath scope, itemized.

Written down before the tile is ordered, because a change made after the waterproofing goes in is not a change. It is a redo.

01

Suite made from two rooms

Combining a bedroom, a hall bath and closet space into one primary suite, with layout, rough-ins and permit drawings handled as a single package.

02

Showers on a slab

Recessed pans and linear drains cut into slab-on-grade where structure allows, water-tested before tile, and a shallow curb where the slab honestly will not cooperate.

03

Freestanding tubs, supported

Tub placement checked against floor structure and drain location first, then stone and tile surfaces sealed to survive daily use in Broward humidity.

04

Old pipe, gone for good

Replacing galvanized supply and tired cast iron while the walls stand open, which is the only moment in this house's life when it is cheap.

05

Layered light, real exhaust

Bigger rooms need bigger fans, so we size them and duct them out through the roof, then light the mirror from both sides instead of overhead.

FAQ

Straight answers.

Does a new bathroom mean a bigger drainfield?
It might, and there is an actual process behind that question rather than an opinion. Onsite systems are sized to a design flow tied to bedroom count and fixtures, and changes are permitted and inspected through the Florida Department of Health in Broward County. Sometimes the existing tank and drainfield absorb the new load without complaint. Sometimes the system needs modification or replacement, and learning that during design is dramatically better than learning it during framing.
Do bathroom remodels in Plantation need permits?
Anything that moves a drain, changes a vent, alters wiring or touches structure does. The City of Plantation reviews the drawings and inspects the rough-in before it is covered, which is the part that protects you: somebody other than your contractor confirmed the waterproofing and plumbing before tile hid them. Cosmetic swaps such as paint, a mirror or a fixture on an existing box do not. We handle the filings and the inspection scheduling.
Can I get a curbless shower in a 1970s slab house?
Frequently, and it depends entirely on what is under the tile. On slab-on-grade we saw and recess the pan area, reroute the drain and confirm there is enough fall to the existing line. Where the slab is too thin or the drain sits in the wrong place, a half-inch curb over a correctly pitched pan does the same job and photographs nearly identically. We check the structure before you commit to the look.
How long will we be without the primary bath?
Plan on several weeks for a straightforward gut and rebuild, longer when structure moves, custom glass is involved or stone has to be fabricated. Waterproofing and mortar beds need genuine cure time, and rushing them is how leaks get born. In an Acres house there is usually a spare bath to live on, which takes pressure off the calendar and lets the work be done properly rather than quickly.
What does a high-end primary bath cost?
Stone, glass and fixtures move the number most, followed by whatever is behind the wall: new drains, a relocated stack, a rebuilt floor. We scope after walking the space and tell you what the building needs before you fall for a tile. We are not the low bid, and we do not price a project on the quiet assumption that change orders will make up the difference later.
